Position Property Manager – Commercial Employer: Ethan Conrad Properties Inc. The primary responsibility of the Property Manager is to maintain profitability of individual properties in a portfolio while maximizing tenant satisfaction for approximately 1 000 000 sq ft. of commercial real‑estate with sustained annual growth. Responsibilities Manage property financial metrics, maintain portfolio profitability, and provide monthly reporting and analysis to management. Read and interpret lease and vendor contracts to determine owner/tenant obligations and tenant billing treatments. Approve all expenses for each property, ensuring proper accounting, and resolve tenant billing issues including CAM reconciliations and direct expense billings. Conduct interior and exterior physical inspections required by management, regulators or insurers, and improve preventive maintenance schedules. Resolve tenant issues and evaluate each situation from a tenant‑satisfaction perspective, ensuring timely and permanent resolution. Collaborate with Facilities Management to maintain asset quality, schedule vendors, and maintain appearance and functionality per management directives. Maintain asset code compliance (fire, ADA, etc.) and recommend improvements to management. Serve as primary point of contact for security and fire alarm calls across the portfolio. Assist in managing the workload of Assistant Property Managers, assigning tasks, coaching, and mentoring. Lead and supervise Junior Property Managers and Assistant Property Managers. Perform other duties as assigned. Knowledge, Skills & Abilities Detail‑oriented, self‑starter with strong organizational and analytical skills; able to handle multiple projects in a fast‑paced environment. Ability to meet deadlines, prioritize tasks, and work well under pressure. Strong interpersonal skills and ability to work independently or within a team. Excellent written and verbal communication skills. Exceptional problem‑solving skills. Required Bachelor’s Degree (B.A./B.S.) or equivalent from a four‑year college. 7+ years of progressive property‑management experience or equivalent combination of education and experience. Preferred California Real Estate License and Certified Property Manager certification. 3–5 years of hands‑on property‑management experience. 4+ years of commercial real‑estate experience. Knowledge of job systems and processes with ability to implement and improve processes. Intermediate to advanced knowledge of Microsoft Office (Outlook, Excel, Word, PowerPoint, Project). Experience in property‑management or work‑order software such as Yardi (preferred), MRI, or SAP.
