TN0219 - Park Green, 4444 Corona Drive, Ste 122, Corpus Christi, TX 78411, USA Reports To: Manager Title Operations or Division President FLSA: Non-Exempt Updated: HR Admin_2-13-2017_nh 4-11-17 DLT Summary Searches public records and examines documents to determine record status of property title and type commitments in accordance with company examining procedures and established policies on loans, sales easements and legal description transactions. In addition, the senior examiner has working knowledge of trusts, probates and CC & R transactions. Essential Duties and Responsibilities Performs searches of real property Examines records such as deeds of trust, liens, judgments, easements, and plat and map books to determine ownership, encumbrances and verifies legal description of property. Contacts the Escrow Officer or customer concerning any discrepancies Analyzes chain of title and prepares preliminary reports outlining matters affecting title and actions required to clear title Reviews collateral documents such as trusts and powers of attorney, and court documents as necessary Upload all necessary search and support documents to title software application Performs date downs or updates as requested Clear statements of identity sent from branch offices Reviews surveys and provides wording for survey exceptions Provides "Notes to Closer" on title report Answers questions from escrow when needed Supervisory Responsibilities No supervisory responsibilities in this position. Competency Standards Superior reading skills with the ability to interpret documents and procedure manuals Ability to be proactive to problem solving and consult with title staff to resolve discrepancies Knowledge of title insurance products – basic understanding of the coverage afforded by different products, and can identify extra hazardous risks and refers same to designated management Ability to demonstrate understanding of title applications and software as it relates to title processes and policies Extensive knowledge of subdivision descriptions, and sectional split lots, metes and bounds descriptions, and searching process Maintain filing system for recording conformation and fees Knowledge of Microsoft Office Suite Education and/or Experience High School Diploma or General Education Degree (GED); or three years related experience; or equivalent combination of education and experience.
