The Maintenance Supervisor III performs advanced supervisory maintenance and construction work, administering the daily operations and activities of the Maintenance Department for the Hospital. Work involves supervising maintenance staff, scheduling and assigning work, requisitioning materials and supplies, estimating job work hours and materials required for projects, maintaining preventive maintenance programs, and coordinating activities with other maintenance and ancillary supervisors. The position oversees contractual work performed by contractors, ensuring timely verification and invoice submission, and operates with significant latitude for decision‑making and independent judgment. Responsibilities Supervise and oversee maintenance and construction staff Schedule and assign work based on prioritized life safety code requirements Request and manage materials and supplies for assigned projects Estimate project work hours and costs, and perform cost analysis and resource assessments Coordinate all assigned work activities with Maintenance Facility supervisors and the Maintenance and Construction Projects Manager Supervise preventive maintenance procedures via Computer Facility Aided Management (CAFM) across HVAC, Electrical, Plumbing, Carpentry, Grounds, and Life Safety Equipment Systems Supervise contractor repairs, modifications, and services of mechanical equipment, ensuring compliance with NFPA standards and manufacturer recommendations Ensure safe and reliable operation of equipment through testing, inspection, and verification of work Maintain compliance with scheduled code repairs and quality control measures Conduct performance reviews, address behavior and performance deficiencies, and monitor staff compliance with mandatory training Participate in disaster response, recovery, or Continuity of Operations (COOP) activation as needed, which may require alternate shift patterns or locations Perform other duties as assigned, including irregular work hours, weekend and holiday coverage, and on‑call responsibilities Essential Job Functions Attend work on a regular basis, meeting required shift schedules, including rotating, extended shift, overtime, and on‑call status Supervise and oversee maintenance and construction staff, coordinating with Assistante Director of Maintenance for equipment repairs Supervise preventive maintenance procedures and daily work order submissions via CAFM for HVAC, Electrical, Plumbing, Carpentry, Grounds, and Life Safety Equipment Systems Supervise contractor repairs and services, monitoring safety and environmental compliance Work collaboratively with the Maintenance and Construction Projects Manager to ensure projects remain within cost and time constraints Participate in the vetting process for future construction projects, reviewing vendor performance history and bid pricing Perform irregular work hours, including weekends, holidays, and emergency conditions, and work on‑call hours to meet 24/7/365 maintenance needs Account for personnel and tool inventory, ensuring proper usage and safety training compliance Maintain staff training compliance and conduct performance reviews, addressing deficiencies Knowledge, Skills, and Abilities Knowledge of HVAC, Electrical, Plumbing, Carpentry, Grounds, and Life Safety Equipment Systems, including NFPA, ADA, and The Joint Commission standards Knowledge of employee performance management and advanced leadership in customer service environments Strong customer‑service principles and satisfaction skills Skill in prioritizing work schedules, monitoring, and inspecting staff and contractor work Ability to read, interpret, and identify life safety code citations, blueprints, AutoCAD drawings, maps, and NFPA codebooks Ability to work extended under stressful and/or non‑favorable conditions Ability to analyze and review completed maintenance work orders in a timely manner Ability to practice sound judgment and advocate teamwork practices Ability to communicate effectively with management, employees, vendors, and hospital staff Ability to effectively supervise crews in a fast‑paced, high‑stress environment Licensure and Certifications Non‑Commercial Political Certified Applicator License (classifications for weed control, lawn and ornamental, pest control, and termite) Valid Texas driver’s license (or provide certified driving record if out‑of‑state) Eligible driving record required based on HHSC Fleet Management policy Initial Screening Criteria Graduation from a standard senior high school or equivalent Vocational training in a designated trade preferred Experience in general construction work Experience in maintenance work Additional Information Supervisory experience preferred.
