About the Role This is a hybrid, full-time Junior Loan Officer position based in Orange, CA, with work-from-home flexibility. This is a sales production role with structured support — not an administrative one. You will build and maintain your own pipeline while learning origination end to end alongside senior originators. Compensation Base salary + commission. You will earn commission on funded loans you originate. The base is designed to give a licensed originator runway to build a pipeline without living deal-to-deal. Commission is uncapped — your earnings scale with what you produce. Commission earnings depend on individual production, and no specific level of total compensation is guaranteed or implied beyond the stated base. Employment is at-will. Licensing & Regulatory Applicants must hold an active NMLS Mortgage Loan Originator license and an active California DRE license (Salesperson or Broker) at the time of hire, and must be able to transfer sponsorship to The Turnkey Foundation Inc. dba Arbor Financial Group. Both licenses must be maintained in good standing and free of any disqualifying regulatory action under the SAFE Act and the California Financial Code.
