Compensation: $70,000-$85,000 + Full Benefits

About the Opportunity

We're partnering with a growing and well-respected property management company in Madison to hire an Area Property Manager to oversee a portfolio of affordable housing communities throughout the area. This is an excellent opportunity for a property management professional who enjoys balancing big-picture strategy with hands-on leadership.

In this role, no two days look exactly the same. One day you may be coaching a site team, the next you're collaborating on portfolio initiatives, visiting communities, or helping solve challenges that improve both team and resident experiences. You'll have the opportunity to lead a portfolio of communities, develop strong teams, and make a visible impact within an organization that values collaboration, accountability, and exceptional service.

What You'll Be Doing

• Oversee day-to-day operations across multiple affordable housing communities in the Madison area

• Lead, mentor, and support Community Managers, Leasing Professionals, and on-site teams

• Partner with site teams to drive occupancy, resident retention, and overall property performance

• Conduct regular community visits and provide guidance on operations, customer service, and property standards

• Review financial performance, assist with budgets, and identify opportunities to improve portfolio results

• Ensure communities maintain compliance with LIHTC, Section 42, and Fair Housing requirements

• Support audits, reporting, and operational initiatives across the portfolio

• Build strong relationships with residents, team members, and company leadership while fostering a positive, team-oriented culture

What We're Looking For

• Previous experience as an Area Property Manager, Regional Manager, or Senior Property Manager overseeing multiple communities

• Strong affordable housing and LIHTC experience required

• Working knowledge of Section 42 and Fair Housing regulations

• A hands-on leader who enjoys coaching teams and being present at the properties

• Strong organizational, communication, and problem-solving skills

• Ability to prioritize multiple projects and thrive in a fast-paced environment

• Experience with property management software is preferred
