Utility Analyst

Since its founding in 1992, Edgewood Properties has established itself as a leading real estate development and property management company. With corporate headquarters in New Jersey, the company is on a course of growth leading to activities across the nation. Given ongoing construction and development plans, our current apartment portfolio of 6,000 plus units is expected to double in the next couple of years and rise to over 12,000 units in the next five years. Given our rapid portfolio growth, coupled with ownership's desire to develop and hold rather than sell, the timing is ideal for qualified candidates to come on board. We're currently seeking a Utility Analyst to work at our Corporate office in Piscataway, NJ. This position will work directly with the accounts payable department and is an on-site, not remote role. Position Summary The Utility Analyst within the Accounts Payable team is responsible for accurately processing, validating, and analyzing utility invoices across the residential/commercial portfolio. This role plays a critical role in ensuring timely payments, maintaining vendor relationships, and supporting the AP department’s efficiency by tracking, reporting, and resolving discrepancies. The position will work closely with Property Managers and utility vendors to ensure all invoices are properly coded, approved, and aligned with company policies and financial controls. Responsibilities Review, audit, and process utility invoices (electric, gas, water, sewer) for accuracy and completeness Monitor and track utility expenses across multiple properties or locations Identify billing discrepancies and work with vendors to resolve issues Analyze usage trends and recommend cost-saving initiatives Ensure timely and accurate entry of utility invoices into accounting systems (RealPage) Reconcile utility accounts and maintain proper documentation Collaborate with property managers, vendors, and internal teams to ensure efficient operations Support audits and provide requested documentation as needed Qualifications Bachelor’s degree in Finance, Accounting, Business Administration, or related field (or equivalent experience) 2+ years of experience in utilities, accounts payable, or financial analysis Experience working with utility billing and/or property management systems preferred Strong analytical and problem-solving skills Advanced proficiency in Microsoft Excel (pivot tables, VLOOKUP, data analysis) High attention to detail and accuracy Ability to manage multiple priorities and meet deadlines Preferred Skills Experience in real estate/property management industry Familiarity with utility expense management and sustainability practices Experience with large data sets and reporting tools Strong communication and vendor management skills Key Competencies Attention to Detail Analytical Thinking Time Management Communication Skills Problem Solving Organizational Skills In return, we offer competitive compensation, along with comprehensive benefits, including medical, dental and vision benefits, life insurance, a 401(k) with company match, and a corporate team environment with opportunities for advancement.
