Position Overview Maintenance Supervisor responsible for overseeing maintenance personnel and ensuring upkeep and repair of all facilities. Responsibilities Perform and schedule daily maintenance tasks, including preparing vacant units for occupancy and preventive maintenance. Assist with interviewing, screening, and recommending potential service, housekeeping/custodial, and grounds personnel in conjunction with the manager. Assist in training all service, housekeeping/custodial, and grounds personnel. Clean and maintain work areas, tools, and equipment. Initiate improvements to processes and maintenance methods. Maintain MSDS sheets and replacement logs. Hold maintenance team accountable, ensuring attendance and performance expectations are met. Schedule and supervise all vendor work. Manage inventory, ordering, and delivery of necessary supplies and equipment under the community manager’s direction and approval. Ensure OSHA standards and company safety policies are complied with at all times. Handle lock‑outs from evictions and provide 24‑hour response to service requests. Be available on an on‑call basis. Report unusual or extraordinary circumstances regarding the property or residents. Remove snow and ice as necessary. Ensure necessary tools are on hand. Requirements Knowledge of HVAC, plumbing, and electrical. Self‑motivated with attention to detail. Ability to operate various hand and power tools. Ability to maintain positive relationships with internal and external contacts. Property maintenance/handyman experience. Supervisory experience preferred. Compensation and Benefits Full‑time position: $35.00 to $38.00 per hour. Vacation & sick time for full‑time and part‑time employees.
