divh2Facility Technician/h2pResponsible for the operation, replacement, repair, and maintenance of general building-related infrastructure. Work involves the lifting of heavy materials and apparatus, and may be performed in areas of extreme heat, cold, and/or noise. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns. Ensure preventive maintenance inspections are completed, and necessary repairs are always made. Ensures that the work area/plant is always clean, safe, and that managed/generated utilities meet delivery specifications. Oversees contractors, routine, and preventive maintenance work to ensure work is performed appropriately and in a safe manner. Communicates with ISS and Customer operations management teams, tenants/utility system end users, and Business Unit Stakeholders. The hourly pay range for this position is $29 - $31./ppThe work hours for this position may include afternoons, evenings, weekends, and/or holidays./ppUnderstanding and able to troubleshoot office building emergency and fire systems/ppUnderstanding and able to troubleshoot and maintain central plant systems and supporting equipment/ppAble to operate, monitor, adjust, and maintain Building Automation Systems (BAS)/ppAble to troubleshoot/maintain/repair plumbing, Mechanical, and minor electrical components/systems/ppAble to read Piping Instrument Drawings (PIDs), Floor Plans, Site Maps, and/or Electrical Diagrams/ppAble to produce a quality work product in a prompt, safe, and efficient manner/ppAbility to read, write, and communicate in English required/ppWorks and participates well as a team member/ppCommunicate well with others; clearly write and speak to clients, superiors, coworkers/ppGood organization skills; disciplined approach to daily activities; takes a sense of pride in all aspects of the job/ppPresents self in a professional manner: neat appearance and grooming/ppGreat communication skills are needed to interact with customers and tenants accordingly/ppAble to produce a quality work product in a prompt, safe, and efficient manner/ppAbility to work without supervision and appropriately with multiple deadlines/ppMaintain a good attendance record, including notification in the event of tardiness and absence/ppFor internal candidates, they must constantly receive a meets expectations job performance review/ppHS Diploma or greater/ppMinimum of two (2) years of experience in facility maintenance/ppExperience with the customer line of business/ppExperience with customer building type(s)/ppApprentice/Generalist level craftsman in facility maintenance/ppReads and interprets Piping Instrument Drawings (PIDs), Floor Plans, Site Maps, and/or Electrical Diagrams/ppExperience proven ability to install/demo/setup/repair general building infrastructure, e.g., paint/patch, flooring, windows, doors, hardware,/ppExperience proven ability to safely secure hydronic and electrical systems for maintenance/ppExperience proven ability to Braze/Solder copper pipe, thread black pipe/ppBasic carpentry skills/ppKnowledge of the operation of building auxiliary systems i.e., fire-life safety, stand-by emergency generators/ppFamiliarity of general building systems i.e., vertical lift equipment, overhead doors/ppAbility to write, execute written and oral instructions, and perform arithmetic calculations/ppStrong knowledge of safe work practices and procedures typical for maintenance operations/ppAbility to safely wear a respirator, climb ladders, enter confined spaces, lift heavy objects, and perform other physically demanding tasks/ppSafely and skillfully use all types of related hand and power tools/ppPerforms TS operation, installation, replacement, repair, and maintenance of TS-related mechanical, electrical, plumbing, and life safety systems/ppPerform/Direct TS Preventive Maintenance Work orders from the PM Calendar/ppWorks closely with the Manager to optimize the Preventive Maintenance Program/ppResponds to trouble calls; works closely with Operations to ensure efficient operations; maintains records, logs, and files as required/ppPerform scheduled rounds and readings on plant systems/assets/ppEnsures services/maintenance are executed according to established standards/ppIdentify deficiencies through regular and thorough inspection of facility infrastructure/ppRepair restroom fixtures, sweat/braze copper pipe, and thread black pipe/ppDrain safe off systems to facilitate repairs/ppPerform minor carpentry tasks, replace ceiling tiles, repair, or replace door hardware, locks, panic bars etc./ppPerform minor electrical tasks to include bulb and ballast replacement/ppInspect mechanical, electrical systems, trace electrical circuits, operate switchgear, record inspections, and write reports to Supervisors/ppAssists other Mechanics, Electricians, and Operators with major repairs and maintenance of facility equipment/ppEnsures regulatory compliance associated with in-scope TS services/ppReads and interprets Piping Instrument Drawings (PIDs), Floor Plans, Site Maps, and/or Electrical Diagrams/ppOperates support equipment, including forklifts, cranes, pay loaders, and moving vehicles/ppMaintains tools and orders supplies as required for installation and repairs/ppComplies with departmental policy for safe storage, usage, and disposal of hazardous materials/ppFollows safety practices and utilizes protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (i.e., fire extinguishers, eyewash, and shower stations, first aid supplies, breathing apparatus, etc.)/ppSafely use hand tools, power tools, and test instruments to maintain, troubleshoot, and repair various types of equipment/ppSupports customer satisfaction processes by ensuring customers are informed about the status of their request in a timely and accurate manner/ppMaintains operation and maintenance manuals for all equipment.
