Assistant Real Estate Manager

Madison Terrace I & Madison Terrace II | 55+ LIHTC Communities
Schedule: Full-Time | Wednesday–Sunday | 8:30 a.m.–5:30 p.m.

Shelter Corporation is seeking an Assistant Real Estate Manager to support the day-to-day operations of Madison Terrace I and Madison Terrace II, 55+ affordable housing communities operating under the Low-Income Housing Tax Credit (LIHTC) program.

This is an exciting opportunity to join the Madison Terrace team during a period of growth, as Madison Terrace II is currently in lease-up. Working closely with the Real Estate Manager and property team, the Assistant Real Estate Manager will play an important role in leasing and occupancy efforts while supporting resident relations, collections, LIHTC compliance, and overall community operations.

The ideal candidate is organized, responsive, detail-oriented, and committed to providing an exceptional experience for both prospective and current residents.

As the Assistant Real Estate Manager, you will:

• Support the Real Estate Manager with daily community operations and provide leadership and office coverage as needed.
• Assist with leasing and lease-up activities, including prospect follow-up, applications, lease preparation, move-ins, and move-outs.
• Support occupancy and lease-up goals by providing responsive, professional service to prospective residents throughout the leasing process.
• Process rent payments, maintain accurate resident ledgers, and assist with delinquency management, notices, payment arrangements, and collections.
• Support eviction processes in accordance with company procedures and applicable requirements.
• Support compliance with Low-Income Housing Tax Credit (LIHTC) requirements and applicable 55+ age-restricted housing requirements.
• Process resident applications, income certifications, recertifications, and other required compliance documentation while maintaining accurate, organized, and audit-ready resident files.
• Respond to resident questions and concerns professionally and assist with resolving issues in a timely and respectful manner.
• Prepare and deliver resident notices and other required communications.
• Partner with the maintenance team and Real Estate Manager to coordinate work orders, unit turns, move-in readiness, and resident service needs.
• Track open work orders and assist with vendor coordination and follow-up as needed.
• Maintain accurate resident, leasing, and property information within applicable property management and compliance systems.
• Assist with reporting related to occupancy, delinquency, leasing activity, compliance, and other property performance measures.
• Support monthly reporting and other financial and administrative processes.
• Help reinforce property procedures, operational expectations, and consistent resident service.
• Step into additional responsibilities of the Real Estate Manager as needed to support continuity of community operations.
• Support special projects and other responsibilities that contribute to the success of Madison Terrace and Shelter.

• High school diploma or equivalent required.
• Previous experience in multifamily property management, affordable housing, leasing, compliance, or a related field required.
• 1–3 years of affordable housing or LIHTC experience preferred.
• Experience with LIHTC compliance, income certifications, leasing, collections, and resident relations preferred.
• Experience with Yardi or a similar property management system preferred.
• Experience working within a 55+ or age-restricted housing community is a plus.

• Strong organizational and time-management skills with the ability to effectively manage competing priorities.
• Excellent attention to detail, particularly when working with compliance documentation, resident files, and financial information.
• Strong interpersonal, communication, and customer service skills.
• Ability to communicate professionally and respectfully with residents, applicants, team members, vendors, guests, and community partners.
• Ability to navigate resident concerns and challenging conversations with professionalism and sound judgment.
• Ability to work independently while collaborating closely with the Real Estate Manager, maintenance team, and other Shelter departments.
• Proficiency with Microsoft Office and the ability to learn property management, compliance, and other technology systems.
• English proficiency required.
• Spanish proficiency preferred.

• Ability to regularly move throughout the community, including residential buildings, common areas, offices, and outdoor areas.
• Ability to navigate stairs and conduct property and unit inspections as needed.
• Ability to perform work in both indoor and outdoor environments as responsibilities require.
• Ability to use standard office equipment and property management technology.
• Ability to perform the essential functions of the position with or without reasonable accommodation.
