Key Responsibilities Underwriting & Property Valuation: Perform rapid, high-volume underwriting on single-family properties, evaluating As-Is Value, As-Repaired Value (ARV), and offer amounts using comparative market analysis (CMA). Apply real estate financial metrics (Cap Rate, NOI, Cash-on-Cash Return, IRR, Gross Yield) to assess potential residential acquisitions. Identify and estimate scope for value-add repairs and renovations required to reach resale values. Market Research & Portfolio Analytics: Conduct market data analysis on submarket value growth, local economic indicators, school districts, property taxes, and migration trends. Develop dynamic financial models in Excel to track acquisition performance, analyze portfolio trends, and produce ad-hoc investment reporting. Cross-Functional & Vendor Interaction: Interface professionally with real estate agents, brokers, attorneys, property management teams, and construction vendors to verify deal assumptions. Coordinate with internal transaction and renovation teams to ensure seamless execution from initial lead underwriting through closing. Job Requirements & Qualifications Education: Bachelor's degree in Real Estate, Finance, Economics, Business, or a related field (or equivalent combination of education and experience). Experience: 2+ years of hands-on experience in single-family residential valuation, real estate financial modeling, corporate finance, and asset management. Technical Skills: Advanced proficiency in Microsoft Excel (financial modeling, lookup formulas, pivot tables) and MS Office Suite. Industry Knowledge: Solid understanding of local and state real estate practices, closing procedures, valuation methods, and market customs. Competencies: Strong quantitative problem-solving skills; ability to thrive and maintain accuracy in a fast-paced, high-volume work environment.
