Commercial Property Manager/Leasing Agent

A full service real estate firm is seeking a Commercial Property Manager/Leasing Agent to join their growing team in the Dallas Fort Wort metropolitan area for an expanding retail and industrial portfolio. The right candidate must have good knowledge of commercial real estate including a broad understanding of property management, property repairs, property maintenance, leasing, lease administration, accounting, and tenant relations. This position is for a candidate that enjoys taking ownership over the full management of commercial real estate properties and enjoys working autonomously while maintaining good communication with supervisor, peers and property owners. Responsibilities: Hands on involvement and oversight in all details of managing and leasing the assigned commercial properties Managing B and C class properties (industrial & retail currently) in various areas of the DFW metroplex Leasing- Negotiate new and renewal leases, Drafts Lease Documents & Sends out for signatures Track lease expirations & Prepare Lease Activity Reports for each property Works with other departments to have lease information entered in yardi, monitoring rent roll, AR & other reports to ensure accuracy Monitors account receivables to ensure timely collections, drafts default & other notices to tenants as needed Review & approve vendor invoices to ensure timely payment and accurate financials Tenant Relations – Form good working relationships with tenants, ensuring they have PM contact information & maintain communication Works autonomously while reporting interdepartmentally and to clients Will work from home, but make weekly or biweekly site visits to each property for inspections, meeting vendors onsite & tenant relations Billing & Collection of rents, preparing an annual budget/escalations, scheduling expenditures, and analyzing variances. Complete, bill & collect annual tenant operating expense reconciliations Complete RFP’s, drafting optimal scope of work for the property services, then level & compares bids, makes recommendations, drafts service contracts & sends for full execution Prepares monthly property reporting with operation summaries, variance explanations & AR balances/collection efforts Qualifications: Active Texas Real Estate License is required Working knowledge and experience with Yardi property management software Bachelor's Degree preferred Minimum of two years of commercial property management experience Proficiency in Microsoft Office especially excel and outlook #J-18808-Ljbffr Confidential Jobs
