Job Summary Position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Duties include all activities related to leasing to new residents, ensuring resident satisfaction through the lease term, and securing lease renewals. Responsibilities Perform all sales and leasing activities to meet revenue and occupancy goals: greet and qualify prospects, conduct tours and show apartments, process applications, conduct credit screening and background checks, prepare lease and move‑in packages, and ensure smooth move‑in and lease signing. Inspect apartments before move‑in and ensure they are in move‑in ready condition; coordinate any needed maintenance with the maintenance team. Stay informed on current market and competitor conditions; develop and implement short‑and‑long‑term marketing plans to sustain occupancy while following company policies on concessions and specials. Design and execute marketing activities to drive traffic, including resident referral and employer outreach programs, internet marketing tools such as Craigslist, Facebook, e‑mail, and other websites, and community‑specific marketing plans. Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information. Maintain show‑unit standards by inspecting the marketing corridor and leasing tour daily, communicating maintenance needs, merchandising units, and preparing the office for daily leasing activities. Follow‑up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, or phone calls. Execute lease renewal program: prepare renewal letters and packages, meet and contact renewing residents before move‑out dates, and ensure renewal documents are signed and implemented on time. Respond promptly and courteously to resident, client, and owner concerns and questions, taking action to solve problems or forward requests to appropriate individuals. Required Licenses and Certifications All licenses and/or certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry or maneuver weights of up to 25 pounds independently and 50 pounds with assistance. Travel may be required to assist other properties, attend training, meetings, or other situations. Work a flexible schedule, including calls during evenings, weekends, and holidays. Compensation The hourly range for this position is $22.00 - $24.00. Additional Compensation Corporate positions may be eligible to participate in quarterly or annual bonus programs. On‑site property positions may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
