Whether you're an experienced professional or just starting out, you'll have the opportunity to contribute, grow, and make a lasting impact on industries that power the world's most dynamic markets.Position OverviewThe Senior Capital Project Manager reports to the Director, Real Estate and Construction, and is responsible for developing, managing, and administering capital projects from early programming to completion and close-out for the Facilities & Workplace (F&W) Department.This role ensures projects are delivered safely, on time, and within budget while maintaining compliance with building codes, safety regulations, and company standards. In addition, this role will support the Director of Real Estate and Construction in the development of capital governance structure, systems and processes and manage the capital portfolio.Success in this position requires strong technical acumen, proven project management capabilities, and excellent stakeholder collaboration skills.This position will be based temporarily in NE San Antonio while our new manufacturing plant is coming online. Our permanent location is approximately 25 minutes away at Brooks, 7515 Inner Circle Dr., San Antonio, 78235. The position is also 100% in-office and does not offer remote work.Capital Project Management (Primary Job Function)Manage the scope, schedule, budget, and quality of capital projectsResponsible for the whole project lifecycle from programming, planning, design, procurement, construction, integration, commissioning, and closeoutUnderstands the business need for each project and makes on-going decisions based on what's best for the organizationDevelop and maintain the project execution plan, specs, and documents for capital projectsWork closely with the project teams to ensure that all deliverables are compliant with IEM's standardsActs as liaison with internal and external stakeholders for capital projectsProvide oversight and directives for internal project team members and external vendors/contractors throughout the projectManage coordination and communications with all parties involved, including internal and external stakeholders, other agency departments, consultants, and contractorsCollaborate with key stakeholders and build consensus and drive decisions and progressInvestigate, negotiate, and resolve project issues. Identify the root cause of problems and present appropriate solutionsRepresent IEM's F&W Department at project meetings with internal and external stakeholdersPerform the following project management duties; develop the scope of work, prepare and review cost estimates; monitor and produce status reports, schedules, and budgets; monitor work in progress; approve, negotiate, and execute, funding agreements and consultant contracts, authorizing contract payments per contract.Identify and resolve project challenges, including resource conflict, delays, budget variances, and emergencies, implementing solutions that minimize impact on project timelines and objectives.Prepare reports and presentations for Management and Executives on capital projects.Conduct regular site inspections to verify adherence to building codes, safety standards, design specifications, and IEM quality standardsMaintain accurate facility asset documentation and update design standards and construction specificationsEnsure all safety protocols are followed on job sites and promote a culture of safety among all project participantsCloses out projects in a timely manner, including collection of as-builts, warranty tracking, O&M manuals and final project cost information.Ensuring projects comply with applicable laws, codes, regulations, and policiesCapital Portfolio Management (Support and/or Lead)Development of department's capital governance, best practices, systems, processes and toolsDevelopment and management of the capital portfolio (budget planning, portfolio control and management, risk and opportunity trade-off)Development of department's capital portfolio strategic roadmap and business proposalsDevelopment, implementation, maintenance, and enforcement of departmental policies, guidelines, specifications, and standards associated with the Capital Project Delivery ProcessDevelopment of capital project cost database and schedule templates for use on future project estimatingDevelopment of metrics, dashboards and KPIs to report on portfolio and project health and performanceQualificationBachelor's degree in Construction Management, Engineering, or related fieldMinimum 8 years of experience managing commercial or industrial construction projectsDemonstrated experience managing projects from conception through completionExperience managing multiple capital competing projects concurrently with cross-functional stakeholdersExperience in managing projects of various sizes, scope details, and levels of complexity, from a few hundred thousand dollars to multi-million dollarsExperience in commercial and industrial Tenant Improvements and ground up construction projectsExperience utilizing AI toolsExperience working in industrial/manufacturing operations and knowledge of production continuity, utility capacity, equipment installation and phased constructionStrong understanding of building codes, construction methods, and safety regulationsStrong people, organization, and negotiation skillsExcellent written and verbal communication presentation skillsProficiency with project management software and Microsoft Office SuiteValid driver's license and passport and the ability to travel to project sites in the United States and outside of the United States on short noticePreferred QualificationsProfessional certification (Professional Engineer, PMP, CCM, LEED AP, or similar)Experience managing projects with budgets exceeding $10 millionExperience managing capital programs or portfolioExperience working on capital strategic and budget planningExperience developing capital governance structure, system and processesKey CompetenciesProject and Portfolio Management – Plans and executes projects within cost, schedule, and quality parameters; effectively manages scope, resources, and stakeholder expectationsTechnical Problem-Solving – Systematically diagnoses technical issues, identifies root causes, and implements effective solutionsCollaboration & Relationship Building – Builds strong partnerships across functions and with external partners to achieve shared objectivesStrategic Problem-Solving – Develops creative, practical solutions to complex business challengesCommunication – Communicates clearly and effectively with diverse audiences using appropriate methods and messagingAccountability – Takes ownership of commitments and holds team members accountable for deliverablesPhysical Demands & Work EnvironmentThis position requires the ability to work in both office and active construction environments. Physical requirements include:Frequent site visits requiring walking on uneven surfaces, climbing stairs and ladders, and navigating construction zonesAbility to lift and move materials up to 50 pounds occasionallyVisual acuity for reviewing plans, inspecting work, and assessing site conditionsExposure to varying weather conditions and moderate to loud noise levels at construction sitesExtensive travel to multiple project sites as requiredThe future is bright at IEM.
