HVAC Specialist 1
Performs a wide variety of skilled tasks related to the maintenance and repair of heating, ventilating, and air conditioning units for the Gaming Enterprise Division's (GED) buildings and facilities. This is the first in a series of four (4) classifications. Incumbents are supervised closely and generally do not make independent decisions or judgments.
Duties and Responsibilities (specific areas of responsibility include but are not limited to):
- Maintains, troubleshoots, repairs and replaces filters, motors, pumps, fans, high voltage distribution panels, sub panels, building generator backup components, boiler components, and air handler components, to include cooling towers and air-cooled condensers.
- Inspects air-conditioning units to ensure efficient operation.
- Performs regularly scheduled maintenance on heating and cooling units.
- Performs diagnostic assessment of mechanical and electrical malfunctions; installs, replaces, or repairs damaged equipment; calibrates thermostatic controls.
- Installs new heating, ventilation, and air-conditioning systems.
- Repairs and replaces damaged or worn heating, ventilation and air-conditioning parts and equipment; repairs or replaces low- and high-pressure liquid lines.
- Inspects and observes pressure of liquids and vapor with instrumentation to ensure efficient operation of units and make necessary adjustments.
- Inspects and services refrigeration equipment including refrigerators, ice machines, gas packs, and heat pumps.
- Adhere to safe work practices when lifting, climbing ladders, working in high voltage areas (logout/tagout), confined spaces, etc.
- Maintains the chilled and hot water supply systems.
- Adjusts and maintains internal electrical and electronic control systems; cleans coils and blowers and checks motors and belt tensions.
- Assembles and installs metal ductwork.
- Assists in the planning and design of new installations of heating and air-conditioning systems.
- Maintains maintenance records as required by pertinent regulations.
- Tests equipment, megohmmeters, multimeters, ammeters, inductance testers, high voltage testers, low voltage testers (4-20mA), anemometers, magnehelics and psychrometers.
- Must be able of responding to aural cues in full audible range in high noise conditions and be able to respond to visual cues and possess color perception.
- Operate service vehicles to deliver parts/supplies. Practice safe driving habits and adhere to traffic regulations.
- Perform miscellaneous job-related duties such as clean up as assigned.
- Read and interpret building drawings and specifications. Make sure code compliance on all work performed.
- Regularly assess site and shop operations for safety.
- Required to use proper Personal Protective Equipment (PPE).
- Share information and communicate effectively with co-workers, supervisors, and Facilities Management.
- Take the initiative to promote continuous improvement of workplace safety and environmental practices by making suggestions for improvement.
- Troubleshoot and resolve technical problems with systems and equipment. Work with minimal technical direction.
- Work on the installation, servicing, modification, rebuilding, and repairing of all facility systems and equipment in accordance safety regulations.
- Work in standard maintenance programs to prevent failure of such equipment as centrifugal compressors, electrical controls, generators, pumps, fans, plumbing systems, and heating equipment.
- Work with service, modifying, and maintaining centralized HVAC computer system.
- Comply with all Policies and Procedures, especially in the areas of burns, cutting, electrical (Hot Works).
- Direct small teams of technicians and check the work of other technicians.
- Ensure proper care in the use and maintenance of equipment/tools/supplies; identify and properly use hand and power tools.
- Ensures uniform and personal appearance is clean and professional.
- Maintain a clean, safe work environment.
- Maintain on-call status. Respond to emergency calls and after-hour breakdowns or emergencies per established procedures.
- Maintains a clean and safe work area.
- Supports and enforces departmental as well as the GED's policies and procedures, and applicable regulatory policies, such as completion of Safety Data Sheets (SDS)
- Turns in found articles in accordance with Facilities and GED policies and procedures.
- Performs other job-related duties as assigned.
Essential functions of the position:
- Must be able to independently push, pull, and turn a tool car (maximum weight up to 300 pounds) with or without a reasonable accommodation, and wear fitted tool belt (maximum weight up to 20 pounds).
- Must be able to lift, carry, and move heavy objects (50 pounds or more) long distances (more than 20 feet), with or without a reasonable accommodation.
- Must be able to sit, walk, or stand for extended periods of time.
- Must be able to reach above shoulder height, handle, pull, kneel, stoop, squat, grip, crouch, crawl, twist, and bend for duties, including inspections and work in confined or cramped spaces, and up or down stairs.
- Must be able to work or inspect in confined and/or hot spaces including but not limited to attics, crawl ways, and roofs.
- Must be able to work indoor and outdoor environment and walk on uneven surfaces.
- May be exposed to chemical, fumes, cleaning agents and other hazardous materials.
- Must be able to withstand exposure to dust, noise, fumes, high voltage, and toxic materials.
- Must be able to drive/travel to or work at all CDS properties or any other events necessary for this specific role.
- Must be able to perform primary job duties while exposed to inclement weather, including extreme heat, cold, heavy rain, or high-humidity environments for extended durations.
- Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
- Must be able to follow both verbal and written directions.
- Must be able to read, write, and effectively communicate with all guests, team members and internal/external vendors positively and professionally.
- Must be able to work in environments with high noise levels, flashing lights, smoking areas, and large crowds.
- Must be able to work in a high-pressure/fast-paced environment.
- Must be able to communicate clearly and effectively in person, by telephone, and written correspondence, and occasionally use a two-way radio.
- Requires 24-hour response availability seven days per week for emergency situations.
Knowledge, Skills, and Abilities:
- Knowledge of the principles and practices of HVAC maintenance and repair as well as hazard and safety practices common to the trade.
- Knowledge of HVAC controls and safety devices, appropriate, Safety Data Sheet (SDS), tools of the trade, as well as materials and refrigerant recovery equipment and procedures used in installing, repairing, and maintaining HVAC systems.
- Knowledge of computerized electrical circuits and systems as they relate to air-conditioning, heating, ventilation, and refrigerated cooling.
- Knowledge of sheet metal, electrical, plumbing, and carpentry.
- Knowledge of different types of filters, belts, and sheaves.
- Knowledge of boiler control and building fire alarm systems.
- Computer proficiency with Microsoft Office Suite software, especially Outlook.
- Skilled in the programming and maintenance of a computer-based HVAC system.
- Ability to interpret building codes and regulations as they relate to HVAC.
- Ability to properly install refrigerant compressors.
- Ability to diagnose problems and make recommendations.
- Ability to make estimates of materials required.
- Ability to repair and replace damaged parts and equipment.
- Ability to read blueprints, floor plans, and wiring diagrams.
- Ability to read and interpret pertinent regulations.
- Ability to understand and follow verbal and written directions.
- Ability to establish and maintain effective relationships with those contacted in the course of work.
- Ability to understand and follow oral and written directions.
- Ability to maintain a variety of work orders, records, and reports.
- Ability to complete all required program Training Courses as needed within a timely manner.
