Immediate Opening – Competitive Pay – Excellent Benefits – Vacation, Sick & Holiday Pay – Wellness Program Job Type Full-time Description The Building Engineer works directly with property and engineering management to implement and maintain energy management, preventive maintenance, quality standards, operating objectives, and owner goals. Responsibilities include protecting and maximizing property value while maintaining professional conduct with tenants, owners, and vendors. Essential Duties and Responsibilities Operate mechanical, pneumatic equipment; control gauges; distributor panels; valves; thermostats; diffusers, and other systems that maintain building comfort. Repair doors, ceilings, hand railings, and floors. Perform preventive maintenance: change filters, oil motors, replace light fixtures, inspect and adjust belts, replace bearings, align shafts, and conduct annual inspections as directed by manufacturers. Inspect engine room equipment, fan room equipment, cooling towers, all motors, house pumps, and sump pumps. Document and report activities. Clean, lubricate, and service pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices. Troubleshoot and recommend maintenance upgrades or savings opportunities. Use tools and equipment properly for facility and ground maintenance. Respond immediately to emergencies and customer concerns. Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions. Inspect new installations for compliance with building codes and safety regulations. Operate life safety/fire systems. Perform welding, carpentry, and snow removal when necessary. Comply with all applicable codes, regulations, and company directives related to building operations and safe work habits. General Maintenance and Operation Duties Understand OSHA guidelines and maintain equipment to meet those standards. Read and follow written and oral instructions. Communicate observations and recommendations to supervisors and contractors. Operate manual and power‑driven tools. Lift and carry objects up to 50 pounds over 30 feet. Climb ladders and stairs. Assist in creating or improving preventive maintenance and overhaul schedules. Manage maintenance and operation programs and schedules for all equipment. Repair and maintain equipment in ceilings, roofs, and tenant suites, including door repair, ceiling tile repair, and painting of mechanical areas. Engineered System Responsibilities Test, maintain, and restore engineering systems such as structural, emergency warning, HVAC, plumbing, electrical systems. Execute performance tests using appropriate tools and equipment. Restore systems, identifying and repairing or replacing pumps, motors, generators, compressors, blowers, fans, valves, electrical outlets, and light fixtures. Read and operate test equipment: refrigerant gauges, thermometers, volt‑ohm and amp meters. Read and comprehend blueprints and schematic diagrams for wiring, plumbing, pneumatics, and construction. Use systems powered by 12‑volt and battery supply. Emergency System Duties Respond appropriately to emergency personnel and assist them when on duty or on call. Carry or move people and equipment as necessary.Test and maintain emergency systems: fire alarms, smoke detectors, fire suppression equipment, emergency power supply systems. Ensure compliance with emergency procedures and property management guidelines. Other Responsibilities Maintain a safe work attitude by evaluating workplace risks. May require shift work and/or on‑call duties. Requirements Technical Skills Basic computer skills and proficiency with Windows‑based software. Strong understanding of HVAC, electrical, and building automation systems. Ability to interpret mechanical and electrical blueprints and schematics. Personal Skills Manage own time with little supervision. Handle multiple projects, changing priorities, and heavy workloads. Physical Demands Requires sufficient personal mobility and reflexes for a general office environment and the tasks described. Work Environment The work environment is generally quiet.
