Job Title: Residential Property Manager ($17/hr.)

Job Type: Full-time
Shift: Monday-Friday 8AM-5PM
Pay Range: $17/hr. 

Position Overview:
We are seeking an experienced and motivated Residential Property Manager to oversee the daily operations of a portfolio of residential rental properties. The ideal candidate is customer-focused, highly organized, and skilled in property operations, tenant relations, leasing, and maintenance coordination.
The Residential Property Manager will be responsible for maintaining high occupancy levels, ensuring resident satisfaction, protecting property assets, and maximizing property performance.

Key Responsibilities:

• Manage the day-to-day operations of residential rental properties.
• Serve as the primary point of contact for tenants and prospective residents.
• Coordinate property leasing activities, including marketing, showings, screening, and move-ins.
• Ensure timely collection of rent and follow company procedures regarding delinquent accounts.
• Handle tenant inquiries, complaints, and dispute resolution professionally and effectively.
• Coordinate maintenance requests and oversee vendors and contractors to ensure work is completed promptly and within budget.
• Conduct routine property inspections to ensure compliance with community standards.
• Prepare and maintain accurate property records, reports, leases, and documentation.
• Monitor property budgets and assist with expense management and financial reporting.
• Ensure compliance with all applicable federal, state, and local housing regulations and fair housing laws.
• Develop and maintain positive relationships with residents, vendors, and community stakeholders.

Qualifications:
Required:

• High school diploma or equivalent.
• 2+ years of residential property management experience.
• Strong communication, customer service, and conflict-resolution skills.
• Experience with leasing, rent collection, and tenant relations.
• Proficiency in Microsoft Office and property management software.
• Valid driver's license and reliable transportation.

Preferred:

• Bachelor's degree in Business, Real Estate, Property Management, or related field.
• Certified Apartment Manager (CAM), Certified Property Manager (CPM), or similar certification.
• Experience managing multiple residential properties or portfolios.
• Knowledge of budgeting and financial reporting.
