HVAC Technician

Position Summary Under the supervision of the University Hospitals Trust (UHT), the Building Systems Equipment HVAC Technician Level 1 is responsible for the maintenance, repair, troubleshooting, and preventive care of HVAC and mechanical building systems across UHAT facilities. This role requires demonstrated proficiency with air handling units, rooftop units, VAV systems, and associated mechanical equipment critical to patient care and facility operations. The Building Systems Equipment Technician works with moderate independence under the direction of the Facilities Supervisor, applying established procedures and healthcare facility standards to complete both routine and moderately complex work assignments. Maintaining proper environmental conditions — including air pressure relationships, temperature, and humidity — is essential to infection control and patient safety. A commitment to continuous quality improvement is required. Examples of Work Performed HVAC & Mechanical Systems Maintenance Performs routine inspections and preventative maintenance on HVAC systems, including air handling units (AHUs), rooftop units (RTUs), and variable air volume (VAV) systems. Executes scheduled preventative maintenance programs to ensure optimal equipment performance and longevity. Maintains and services motors, fans, compressors, and mechanical drives. Performs belt replacements, lubrication, calibration, and alignment of mechanical equipment. Healthcare Environment Compliance Ensures all HVAC and mechanical systems comply with OSHA, Joint Commission, NFPA, and local building codes. Maintains proper air pressure relationships, temperature, and humidity controls critical to infection control. Supports infection control initiatives by maintaining proper ventilation and air filtration systems. Keeps detailed maintenance logs and documentation for regulatory audits and inspections. Equipment & Safety Responsibilities Operates specialized mechanical maintenance tools and diagnostic equipment safely. Performs routine safety inspections of mechanical equipment, including patient-supportive systems. Monitors energy efficiency and identifies opportunities for mechanical system optimization. Participates in emergency response for mechanical system failures affecting patient care areas. Utilizes two-way radios and communication devices for team coordination. Uses iPad and CMMS for work order management, documentation, and preventative maintenance scheduling. Maintains accurate records of maintenance activities, inspections, and repairs. Maintains tools and equipment in good working order. Emergency Response & Preventive Maintenance Responds to emergency calls for HVAC and mechanical system failures, including breakdowns in critical care areas. Assists with emergency drills and facility evacuations as needed. Supports disaster preparedness by ensuring backup mechanical systems are operational. Provides after-hours and on-call support for critical mechanical system emergencies. Performs routine preventative maintenance inspections on building systems equipment to identify wear, reduce equipment failures, and extend operational life of mechanical assets. Prioritizes and completes work orders based on urgency and patient care impact. Quality Improvement Maintains a mindset of continuous quality improvement in all HVAC and mechanical maintenance activities. Supports organizational culture of excellence by identifying opportunities for process improvements. Participates in quality improvement initiatives and provides feedback on mechanical systems operations. Recommends mechanical system upgrades and efficiency improvements. Qualifications Desired Certifications Valid Driver's License required. Current state mechanical journeyman license required. HVAC/R certification preferred (EPA 608 Universal preferred). Steam system maintenance certification preferred. OSHA 10 or 30 Certification preferred. Experience Minimum 3–5 years of hands‑on experience in HVAC/mechanical systems maintenance, with demonstrated ability to independently complete routine maintenance and troubleshoot common system failures. Prior experience in a healthcare, commercial, or institutional facility preferred; healthcare experience strongly preferred. Knowledge and Skills Required Strong knowledge of HVAC systems, pumps, motors, and mechanical drives. Ability to read and interpret mechanical drawings, schematics, and technical manuals. Experience with predictive maintenance techniques. Working knowledge of CMMS for work order tracking and preventative maintenance scheduling. Ability to lift up to 50 lbs and carry materials across work sites. Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces. Work in environments with exposure to mechanical equipment, moving parts, and temperature extremes. Comfortable working in clinical settings while maintaining infection control protocols. Preferred Solid troubleshooting and problem‑solving skills for HVAC and mechanical systems, with ability to escalates complex issues appropriately. Ability to work independently on routine tasks and collaboratively on more complex assignments; responds reliably to urgent mechanical system issues. Excellent communication and teamwork skills to coordinate with facility staff. Attention to detail to ensure compliance with strict healthcare mechanical system standards. Time management skills to prioritize preventative maintenance and emergency responses. Regulatory & Compliance This position is subject to compliance with Joint Commission (TJC), CMS, OSHA, and applicable state and federal regulations.
