Position Summary:
The Project Manager is the company's "management representative" and is responsible for the safe completion of their projects within budget, on schedule, to the company's quality standards, and to the customer's satisfaction. It is their responsibility to initiate required action to achieve these objectives and to ensure all project activities are consistent with contract documents and the company’s policies. The Project Manager’s duties will vary as required to support the project team. The Project Manager and Superintendent or Sr. Superintendent will work as a complementary team where the sum of their efforts is greater than their individual efforts. The Project Manager’s first responsibility is to support the effectiveness of the Superintendent or Sr. Superintendent and the project staff. Generally, the Project Manager will concentrate on long-term planning, scheduling, and the identification and resolution of possible "roadblocks" and "pitfalls" which could have an impact on the project. The Project Manager is also responsible for ensuring that all logistical support is completed in a timely manner so that the Superintendent or Sr. Superintendent can concentrate on the daily and weekly direction of the company's resources and coordination of subcontractors.
Essential Functions : The following is a list of the primary tasks of the Project Manager, some of which may be delegated to jobsite personnel, but which require their close supervision:
- Safety - The primary responsibility for job safety rests with the Superintendent, but it is the Project Manager's responsibility to ensure safety is properly incorporated into job planning and execution; promote accountability among staff members and subcontractors as it relates to the project safety policies; and enforce these policies by actively participating in all safety-related functions
- Pre-job Planning and Mobilization - Prepare & submit front end documentation required per specifications
- Purchasing Responsibility - Most major purchasing is accomplished by the Estimating Department, but the ultimate total project contracting responsibility rests with the Project Manager. The three most important points in good subcontract writing are 1) Scope; 2) Scope; 3) Scope.
- Project & Procurement Scheduling - Overall job schedule in P6 software and major equipment delivery schedule.
- Build Schedule of Values that finances the project to the end.
- Customer/Owner Relations - Regularly visit with the customer and Engineer and probe for problems which may not be obvious to jobsite personnel. Maintain open communications. Monthly progress meetings with the Owner/Engineer whether required or not.
- Proficient in using Procore, Kahua, Smart PM & Box keeping an accurate log of all documentation for the project.
- Expediting of vendors and subcontractors.
- Prioritize submittals w/ Superintendent based on what he will need first. Superintendent will need O&M Manual’s for all Installations after he starts installing equipment.
- Submittals – Ensure PE’s and APM’s have the knowledge, ability and workload to properly review and process submittals in a timely manner. This includes having a Submittal Transmittal and Delivery Log to accurately track the submittals.
- Work with Superintendent controlling company owned & rental equipment costs.
- Use Variance Modifications as needed, total-to-date modifications, & confirm quantities are being tracked and input into Spectrum.
- Track certified payroll if required.
- Submit monthly pay requests to the Engineer/Owner.
- Process payments from Owner to Subcontractors/Suppliers. (Payouts)
- Pricing of Change Orders and Change Estimates.
- Cost Reports - Weekly and monthly review of job cost reports and preparation of monthly PM Report. Review the following monthly with the DM and Superintendent:
- Organization of Box
- Project Schedule
- Look-ahead schedules
- Daily reports
- Procore submittal log
- Procore RFI log
- Procore potential CO log
- Monthly project meeting minutes
- Self-Performance Production
- Carefully analyze cost and schedule problems and initiate alternatives for course correction.
- Quality Control and Startup – Work with the Superintendent to ensure that a quality control plan is setup for the project. Work with the Superintendent in creating a start-up plan and following through with ensuring a properly functioning plant or project.
- Gathering of close out documents from the beginning of project.
- Each month the list of subcontractors on each project should be reviewed and any unusual (good or bad) situations developing with a subcontractor should be reported to the Division Manager. Such items as performance, information regarding financial stability, and problems on other Company projects should be considered.
- Facilitate subcontractor and owner coordination/progress meeting and document meeting minutes.
- Review and approve subcontractor pay applications and vendor invoices.
- Partner with Preconstruction Services regarding value engineering/constructability, soliciting bidder, estimating assistance, and generating proposals.
- Manage execution of contracts, bonds, insurance certificates, contract compliance, and warranties.
- Manage startup and commissioning of facility, where applicable.
- Ability to successfully manage multiple projects simultaneously.
- Build strong relationships with clients/owners, architects, engineers, and subcontractors. Ensuring they will renew the construction experience with Crossland Heavy.
- Track and evaluate Subcontractor/Supplier Change Management.
- Visiting jobsites on a regular basis to review effectiveness of site supervision, job progress, look-a-head schedules, quality of work and safety.
Qualifications:
- Bachelor’s degree in construction management, Engineering, or related field (Preferred).
- 5–10+ years of experience in construction project management, preferably in heavy civil or industrial construction (Preferred).
- Proven experience managing projects from preconstruction through closeout (Preferred).
- Strong understanding of construction contracts, scheduling, and cost control processes (Preferred).
- Experience with water/wastewater or transportation infrastructure projects (Preferred).
- OSHA 30 certification or equivalent safety training (Preferred).
- Valid driver’s license and ability to travel to job sites as required (Preferred).
Skills & Knowledge:
- Strong leadership and team management skills (Preferred).
- Excellent communication and interpersonal skills with clients, subcontractors, and internal teams (Preferred).
- Proficiency in construction management software (e.g., Procore, Kahua, Smart PM, P6, Spectrum) (Preferred).
- Advanced knowledge of scheduling, cost control, and project financial management (Preferred).
- Strong problem-solving and decision-making capabilities (Preferred).
- Ability to manage multiple projects and priorities simultaneously (Preferred).
- Knowledge of contract administration, risk management, and change management processes (Preferred).
- Commitment to safety culture and OSHA compliance (Preferred).
- Attention to detail with strong organizational and documentation skills (Preferred).
