Preventative Maintenance Technician

JOB GOAL

The Preventive Maintenance Technician performs scheduled inspections, preventive maintenance, minor repairs, adjustments, and servicing of district buildings, facilities, equipment, and mechanical systems. The primary purpose of this position is to identify and correct potential facility and equipment problems before they result in equipment failure, unsafe conditions, disruption to school operations, or unnecessary repair expenses. The employee works throughout school campuses and interacts regularly with administrators, teachers, staff, contractors, students, and members of the public. The position requires sound judgment, technical knowledge, attention to detail, reliability, and a commitment to maintaining safe and functional educational facilities.

QUALIFICATIONS

• High school diploma or equivalent (GED).
• Two (2) years of experience in building maintenance, facilities maintenance, construction, mechanical maintenance, or a closely related field, preferred.
• Valid Driver's License
• Valid Arizona IVP Fingerprint Card
• Bilingual (Spanish) preferred.
• Such alternatives to the above qualifications as the Board may find appropriate and acceptable.

PERFORMANCE RESPONSIBILITIES

Responsibilities shall include, but not be limited to, the following:

• Perform scheduled preventive maintenance inspections and services for district facilities and equipment.
• Follow established maintenance schedules, procedures, manufacturer recommendations, and applicable codes.
• Inspect building systems and equipment to identify wear, damage, deterioration, leaks, unusual noises, and other conditions requiring attention.
• Perform routine maintenance and minor repairs on HVAC, plumbing, electrical, mechanical, and building systems within the employee's training, authorization, and skill level.
• Replace or service filters, belts, lamps, batteries, hardware, and other routine maintenance components.
• Lubricate, adjust, tighten, clean, and otherwise service equipment as required.
• Identify equipment requiring specialized repair and notify the appropriate tradesmen or supervisor.
• Assist licensed or specialized personnel with repairs and maintenance projects as appropriate.
• Inspect and maintain doors, locks, hinges, closers, windows, walls, ceilings, floors, fixtures, and other building components.
• Perform minor carpentry, plumbing, electrical, mechanical, and general building repairs.
• Inspect restrooms, classrooms, offices, common areas, storage areas, and other occupied spaces for maintenance needs and safety concerns.
• Identify and report water intrusion, roof leaks, damaged surfaces, pest issues, and other building deficiencies.
• Inspect exterior areas, walkways, fencing, gates, playground-related facilities, and other assigned areas.
• Assist with maintaining safe, accessible, and functional school facilities and grounds.
• Respond to assigned maintenance work orders and prioritize tasks according to urgency, safety, school operations, and direction from the Technical Support Supervisor.
• Document completed preventive maintenance, inspections, and corrective repairs.
• Maintain accurate records of parts, materials, labor, equipment condition, and follow-up requirements.
• Enter required information into the district's maintenance/work-order management system.
• Notify the appropriate supervisor when additional work, materials, contractors, or specialized services are required.
• Follow district safety policies, procedures, and established maintenance practices.
• Comply with applicable OSHA requirements, building codes, fire/life-safety requirements, environmental regulations, and manufacturer recommendations.
• Properly use personal protective equipment (PPE) and safety equipment.
• Report unsafe conditions immediately and maintain tools and equipment in safe operating condition.
• Follow appropriate procedures when working with electrical, mechanical, chemical, and other potentially hazardous systems.
• Maintain appropriate boundaries and professional conduct when working around students.
• Coordinate maintenance activities with school administrators and staff to minimize disruption to instruction and school operations.
• Assist with facility preparation before and after the school year.
• Support maintenance needs associated with district events and activities.
• Assist during emergencies, facility failures, severe weather, and other situations requiring maintenance support.
• Communicate professionally with school staff and members of the public while maintaining confidentiality regarding information encountered in district facilities.
• Operate district vehicles and equipment as authorized.
• Maintain an organized inventory of assigned tools, supplies, and materials.
• Assist with special maintenance projects as assigned.
• Attend required safety, technical, and professional-development training.
• Perform other duties as assigned.

KNOWLEDGE AND SKILLS

• Knowledge of preventive maintenance practices, routine repair procedures, and general building systems.
• Knowledge of HVAC, plumbing, electrical, mechanical, and building maintenance principles.
• Knowledge of applicable OSHA requirements, building codes, fire/life-safety requirements, environmental regulations, and manufacturer recommendations.
• Knowledge of workplace safety procedures, PPE, and the safe use of tools, equipment, and maintenance materials.
• Ability to inspect facilities, identify maintenance needs, and perform routine repairs within established training and authorization.
• Ability to read and follow maintenance schedules, manufacturer instructions, and technical procedures.
• Ability to prioritize work orders and respond effectively to urgent maintenance needs.
• Strong organizational, recordkeeping, and problem-solving skills.
• Proficiency in basic computer applications and work-order management systems.
• Effective written and verbal communication skills.
• Ability to establish and maintain effective working relationships with school staff, administrators, students, and district departments.

PHYSICAL REQUIREMENTS

• May require stooping, kneeling, crouching, reaching, fingering, grasping, talking, hearing, seeing, and repetitive motions
• Requires extensive walking, standing, and climbing stairs across outdoor campus environments during varied weather conditions.
• Heavy work: Exerting up to 100 pounds of force occasionally, and up to 50 pounds of force frequently, and up to 20 of force constantly to move objects.
