Pioneers International

If you are unable to complete this application due to a disability, contact this employer to ask for an accommodation or an alternative application process. Staff Orlando, FL, US 8 days ago Requisition ID: 1072 Position Summary: The Facilities Technician III is an integral member of the Pioneers Property & Facilities team, responsible for supporting the operation, maintenance, and reliability of campus facilities and infrastructure. Reporting directly to the Facilities Manager, this position serves as a lead technician in designated building systems and may be assigned oversight responsibilities for critical facility systems, including HVAC and related infrastructure, at the discretion of the Director of Property, Facilities, and Facilities Manager. The Facilities Technician III performs skilled maintenance, troubleshooting, repair, and preventive maintenance activities to ensure a safe, efficient, and well-maintained campus environment. This position also provides support and backup assistance to the Property Services team as needed and collaborates closely with other departments to address facility-related needs. As an essential member of the Facilities Department, the Facilities Technician III participates in the after-hours on-call rotation and must be available to respond to emergency maintenance situations to ensure the continued operation of campus facilities and services. Qualifications: Committed to global missions and overall vision of Pioneers. Must practice and support the relevant elements of the US Mobilization Base Manual. Hold and maintain all required State and EPA certifications/licenses for working with commercial refrigerants and have the knowledge to evacuate, recover, and charge HVAC systems with commercial refrigerants. Possess 3 to 5 years of hands‑on experience in the HVAC industry. Maintain a personal set of basic hand tools (e.g., screwdrivers, wrenches, pliers) or be willing to acquire the necessary tools to perform assigned duties. Be available to participate in an on‑call rotation and respond to after‑hours emergency maintenance needs within 1 hour. Experience and familiarity with small engine repair and light mechanical work is preferred. Possess working knowledge of basic electrical, plumbing, carpentry, HVAC mechanical systems, and ductwork installation and repair. Hold a valid driver’s license and maintain an acceptable driving record. Perform routine maintenance and basic tune‑ups on equipment and vehicles, including replacing spark plugs, servicing ignition components, lubrication, and other preventive maintenance tasks. Demonstrate proficiency in the use of HVAC tools, testing equipment, and gauges, including but not limited to manifold gauge sets, vacuum gauges, hoses, couplers, vacuum pumps, charging cylinders, compressor service tools, and leak detection equipment. Possess knowledge of facility infrastructure, building systems, construction practices, and preventive maintenance principles. Maintain a strong customer service mindset and work effectively with staff, residents, contractors, and vendors. Demonstrate the ability to lead, instruct, mentor, and train team members as needed. Serve as a collaborative and solutions‑oriented team member who actively identifies opportunities to improve facility operations and maintenance processes. Work efficiently, follow directions, and complete assigned tasks with attention to quality and detail. Maintain accurate and detailed documentation of all repairs, maintenance activities, inspections, and preventive maintenance work using computerized maintenance management systems (CMMS) and other required software platforms. Responsibilities: In conjunction with the Facilities Manager, develop, implement, maintain, and continuously improve documented preventive maintenance plans for all HVAC systems across the campus. Support the development and execution of facility maintenance strategies that preserve, enhance, and extend the life of campus assets and infrastructure. Provide leadership and direction to maintenance staff as needed, particularly when Team Leaders are off‑site or unavailable. Assist with coordinating and overseeing contractors and vendors performing maintenance and facility‑related projects to ensure work is completed safely, efficiently, and according to specifications. Maintain accurate and comprehensive records of HVAC preventive maintenance activities, inspections, repairs, equipment performance, and regulatory compliance requirements. Assist in ensuring facilities remain safe, functional, and well‑maintained in support of the mission, goals, and operational objectives of Pioneers. Support the Facilities Manager in maintaining detailed service, maintenance, and repair records for all company vehicles, utility carts, and related equipment. Perform the maintenance, troubleshooting, repair, and operational management of all HVAC systems and associated controls throughout the Pioneers campus. Monitor HVAC system performance and recommend equipment upgrades, replacement strategies, and energy‑efficiency improvements when appropriate. Respond to HVAC‑related and other service requests and emergency repairs in a timely and professional manner to minimize disruption to campus operations, as directed by Team Leaders. Ensure all HVAC work is performed in compliance with applicable safety regulations, building codes, manufacturer recommendations, and organizational standards. While a standard 40‑hour workweek is the normal schedule for this position, there will be occasions when support of campus operations is required outside of regular business hours. These situations may include evenings, weekends, special events, emergency response activities, and other operational needs. Although overtime may be necessary at times, overtime opportunities are not guaranteed as part of this position. To meet operational requirements while maintaining a standard 40‑hour workweek, employees should expect flexibility in their work schedule, including adjustments to start and end times or shifts in scheduled workdays as needed. Participate in the planning and execution of HVAC‑related capital projects, renovations, and equipment replacement initiatives. Assist with budget planning by identifying maintenance needs, forecasting equipment lifecycle requirements, and recommending cost‑effective repair and replacement solutions. Physical Demands: The physical demands and work environment characteristics described here are representative of those required to successfully perform the essential functions of this position. Reasonable accommodations may be made to enable qualified individuals with disabilities to perform these functions. Frequently lift, carry, push, and pull materials, tools, and equipment weighing up to 40 pounds; occasionally lift heavier items with assistance or mechanical devices. Regularly stand, walk, bend, kneel, stoop, crouch, crawl, reach, and climb while performing maintenance and repair activities. Work for extended periods of time on foot and in physically demanding environments. Frequently climb ladders, stairs, roof‑access ladders, scaffolding, and aerial lifts to inspect, maintain, and repair building systems. Operate and work from aerial lifts and elevated work platforms with working heights exceeding 60 feet, following all required safety procedures and training requirements. Work in confined spaces, mechanical rooms, crawl spaces, attics, rooftops, and other restricted‑access areas. Perform duties in a variety of indoor and outdoor environments and weather conditions, including exposure to heat, cold, humidity, rain, and temperatures exceeding 100°F. Use hand tools, power tools, pressure washers, testing equipment, and other maintenance‑related equipment safely and effectively. Frequently operate computers, tablets, smartphones, and other technology used for work order management, communication, and PM documentation. Possess the visual ability to perform detailed inspections and maintenance tasks, including close vision, distance vision, depth perception, color recognition, and the ability to adjust focus. Regularly communicate with team members, vendors, and customers, requiring the ability to effectively hear, speak, and exchange information. Be capable of safely working around dust, dirt, cleaning chemicals, lubricants, and other materials commonly encountered in facility maintenance operations. Maintain the physical stamina and mobility necessary to respond to routine maintenance requests, emergency repairs, and after‑hours service calls throughout the campus. #J-18808-Ljbffr Pioneers International
