Visit Job Description Summary This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Job Description Property Type: Stabilized, garden style Unit Count: 123 Schedule: Alternates every two weeks, switching with SS Requirements: 1–2 years of related experience Housing Discount: Eligible for 20% housing discount Essential Responsibilities Complete assigned work orders from resident requests, preventative maintenance, diagnosing defects, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Complete the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins by conducting pre‑move‑out inspections, creating a punch list, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work. Follow procedures for accessing materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory, returning unused items, and notifying the maintenance supervisor of reorder needs. Complete documentation and paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked. Assist in maintaining grounds, common areas, and amenities by picking up trash, performing general cleaning, pressure‑washing breezeways and pool areas, and painting curbs and signage as needed. Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible and using tools and equipment correctly. Other Responsibilities Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately. Periodically inspect work performed by contractors, vendors, and other service providers to verify quality standards, scope, and specifications. Assist in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate physical needs to management. Physical Demands Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel may be required to assist other properties, attend training, business meetings, or required situations. Work a flexible schedule, including calls during evenings, weekends, and holidays. Required Licenses or Certifications EPA certifications Type I and II or Universal for refrigerant recycling (for Certified Service Technicians). All certifications required by state and local jurisdictions (for all Service Technicians). Valid driver’s license to operate a golf cart on property, where applicable. Compensation Hourly rate: $22.12 – $25.00 (Sunny Vale). Base salary may be eligible for quarterly or annual bonuses based on individual and company performance (Corporate Positions), or weekly, monthly, and/or quarterly bonuses (Onsite Property Positions).
