To learn more, visit Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing resident lease renewals. Job Description Essential Responsibilities: Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening and criminal background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing. Inspect apartments prior to resident move‑in, ensuring they are in move‑in ready condition and scheduling any outstanding items with maintenance. Stay informed about current market and competitor conditions that may affect occupancy and sales results, develop and implement short‑ and long‑term marketing plans, and follow the company’s policies related to concessions, specials, and other programs to boost occupancy. Design and execute marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools such as Craigslist, Facebook, e‑mail and other websites, and other community‑specific marketing plans and special programs. Use property‑management software (OneSite, Yardi) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure show units meet company standards by inspecting the marketing corridor and leasing tour daily, communicating maintenance needs, merchandising, and preparing the leasing office. Follow up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards or phone calls. Execute lease renewal program activities by preparing renewal letters and packages, meeting with residents before move‑out dates, and ensuring renewal documents are signed on time. Respond quickly and courteously to resident and client/owner concerns, documenting requests and resolving problems. Required Licenses or Certifications All licenses and certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Compensation The hourly range for this position is $15.50 – $18.00. Additional Compensation: In addition to the base salary, this role may be eligible to participate in quarterly or annual bonus programs based on individual and company performance. For onsite property positions, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
