Technical Specialist Facilities - Realty Investors - SS

Job Summary As a Technical Specialist, you will perform moderately sophisticated facility maintenance and repair services in one or more technical trades, including preventive/predictive maintenance, structural, electrical, plumbing, or HVAC. You will use advanced skills to keep facilities and equipment operating efficiently and provide technical training to team members. Key Responsibilities Perform maintenance service and repairs using advanced technical skills. Develop and maintain efficient operations of facilities and equipment, including grounds and support equipment. Inspect all systems—utility infrastructure, HVAC, boilers, chillers, generators, motors, pumps, and refrigeration equipment—according to accepted standards and preventive maintenance schedules. Act as a specialist for specific maintenance tasks and, when assigned, lead a staff responsible for the operation and maintenance of HVAC and life safety systems. Oversee and complete complex projects, assisting the Supervisor with safety compliance, training, workflow planning, and day‑to‑day administration. Remain familiar with and comply with all federal, state, and local safety and environmental laws and regulations. Perform additional responsibilities as assigned. Qualifications Associate of Science degree or successful completion of a technical school or Department of Labor approved training program. Five or more years of related work experience. Required certifications: Level 1 Vibration Certification, Level 1 Thermography Certification, Electrical license (if mandated), State Fire Alarm, Universal CFC Certification, State Stationary Engineer’s license or equivalent coursework. Preferred certifications: Locksmith Certification, BICSI Registered Communications Distribution Designer (RCDD). Must acquire all required federal and/or state licenses and registrations within the designated time period; failure to do so may result in termination of employment. Knowledge of facility maintenance troubleshooting, program practices, building, electrical, fire, OSHA, EPA, and other applicable codes; project management concepts and practices. Strong verbal and written communication, problem‑solving, and decision‑making skills, with proven team leadership abilities. Job Conditions Overtime eligibility: eligible (non‑exempt). Work environment: building maintenance; outdoor work in various weather conditions. Physical requirements include lifting up to 50 pounds and moving up to 100 pounds; working from heights; exposure to cleaning chemicals. Valid driver’s license required with a safe driving record.
