Community Manager Personnel Management Regular daily onsite attendance required Screen, hire, train, coach, and develop on‑site staff using company directives Provide ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Complete weekly and daily office and maintenance staff schedules and assignments Address performance issues, document, communicate with supervisor and HR, and terminate when necessary Promote staff harmony and quality job performance through support and effective leadership Ensure staff compliance with company policies and procedures Financial Management Achieve highest possible net operating income through effective cost control and revenue & leasing improvement Develop yearly operating budgets and forecasts Monitor timely receipt and reconciliation of deposits, rent collections, and charges Monitor timely receipt, reconciliation, and coding of all vendor invoices Ensure property closeout is completed on time and ownership financial reports are accurate Strategic Leasing Management Develop yearly marketing plan and utilize marketing strategies and systems Ensure staff leasing techniques are effective in obtaining closures, follow‑up procedures, and accurate reporting Handle resident complaints, concerns, and requests to ensure resident satisfaction Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter) Effectively show, lease, and move in prospective residents Administrative & Maintenance Management Ensure all administrative and leasing reporting is accurate, complete, and submitted on a timely basis Head emergency team; ensure proper response and handling of all property emergencies Maintain excellent customer service and monitor service request turnaround and responsiveness of maintenance staff Maintain property appearance and ensure repairs are completed timely through regular inspections Plan for and utilize property resources, equipment, and supplies economically Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency Education & Experience High School Diploma or Equivalent; Bachelor’s degree preferred or four year’s experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Ability to understand and perform all on‑site software functions; basic computer skills required. Must have basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Communication with others, repeat motions of wrists, hands, and fingers, assess accuracy, neatness, and thoroughness of work; ability to work overtime, weekends, and night hours as needed. Stationary position, often standing or sitting for prolonged periods, move about to accomplish tasks, or move from one worksite to another. Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and other equipment; move objects up to 25 lbs. Operate machinery or power tools, motor vehicles, and golf carts; work in low or high temperatures, outdoor environments, confined spaces, and uneven terrain; be exposed to hazardous chemicals. License & Equipment Must have reliable transportation due to the emergency on‑call requirement. Compensation and Benefits Salary Range: $24 per hour to $35 per hour At Asset Living, a variety of factors are considered in making compensation decisions, including skill set, background, training, certifications, and relevant experience.
