Maintenance Supervisor – Elan Overlook Laguna Apartments, Laguna Niguel, CA We are seeking a skilled Maintenance Supervisor to join our team at Elan Overlook Laguna Apartments in Laguna Niguel, CA. This full‑time position is responsible for overall maintenance of the property and supervision of the maintenance staff on site. The role requires a hands‑on approach with timely completion of work orders, ensuring operational excellence, curb appeal, and resident satisfaction. Pay range: $27.00 – $30.00 per hour. Key Responsibilities Work with Community Manager to coach the maintenance team and monitor performance against community goals. Assist in training the maintenance team on maintenance, safety, and customer service procedures. Assist Community Manager with annual budgeting and provide recommendations on bids. Enforce compliance with all state law regulations and company policies related to the apartment community. Perform and oversee routine preventive maintenance on equipment and systems. Participate in an on‑call rotation to provide after‑hours emergency maintenance services. Ensure compliance with safety regulations and operational standards in all maintenance activities. Drive locally for business purposes related to property management maintenance. Other duties as assigned. Qualifications Experience: Minimum 2+ years in apartment maintenance or equivalent and 2+ years in multi‑family industry; 1–2 years in a supervisory role. Technical Experience: Proficient with tools and power equipment (drills, saws, grinders, electrical testers), HVAC systems, plumbing tools, and general carpentry. Tech Savvy: Strong proficiency in Microsoft Office applications. Problem‑Solving Skills: Strong troubleshooting abilities to resolve maintenance issues quickly. Communication: Excellent verbal and written communication skills to interact effectively with tenants, team members, and vendors. Customer Focus: Passion for delivering exceptional service and creating a positive living experience. On‑call Availability: Willingness to work a flexible schedule and participate in an on‑call rotation for emergencies. Physical Requirements: Ability to lift up to 50 lbs. Driver’s License: Valid driver’s license and proof of automobile liability insurance coverage.
