Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Activities include all aspects of leasing new residents, maintaining resident satisfaction throughout lease terms, and securing lease renewals. Essential Responsibilities Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals: greet and qualify prospects, conduct tours, process applications, conduct credit and criminal background checks, prepare lease and move‑in packages, and ensure a smooth move‑in and lease signing. Inspect apartments before move‑in to confirm they are in move‑in ready condition and coordinate any outstanding work with maintenance. Stay informed about market and competitor conditions affecting occupancy, develop and implement short‑ and long‑term marketing plans, and adhere to the community’s policies on concessions, specials, and other programs. Design and execute marketing activities: resident referral and employer outreach programs, internet marketing tools (e.g., Craigslist, Facebook, e‑mail), and other community‑specific marketing plans. Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic information. Ensure marketing corridor, leasing office, and show units meet company standards for quality and presentation; communicate maintenance needs to the upkeep team. Follow‑up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, or phone calls to finalize leasing decisions. Support the lease renewal program by preparing renewal letters, contacting renewing residents, and ensuring renewal documents are signed and implemented on time. Respond promptly and courteously to resident and client/owner concerns, solve problems, and document requests to the appropriate parties. Required Licenses or Certifications All licenses and/or certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Workability in all weather conditions (rain, snow, heat, hail, wind, sleet). Capability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Occasional travel may be required for training, meetings, or support of other properties. Flexible work schedule, including evening, weekend, and holiday calls. Compensation The hourly range for this position is $26.00–$28.00. Additional Compensation Corporate positions may be eligible for a quarterly or annual bonus program based on individual and company performance.
