Building Maintenance Technician 3 / Facility Condition Assessment (FCA) Field Assessor

This role combines hands-on building maintenance expertise with detailed facility condition assessments across commercial, institutional, and industrial facilities. You will conduct on-site evaluations of building systems and maintainable assets, document their condition using mobile technology, and support capital planning and maintenance management activities. The position follows a Monday to Friday schedule from approximately 8:00 a.m. to 6:00 p.m., with hours that may vary depending on workload, and requires travel to multiple sites.

Responsibilities

• Conduct comprehensive facility condition assessments (FCAs) and physical inspections of buildings and infrastructure assets across commercial, institutional, and industrial facilities.
• Perform detailed visual inspections of building systems, including HVAC, mechanical, electrical, plumbing, fire and life safety systems, roofing, structural components, building interiors, and building exteriors.
• Inventory and evaluate maintainable equipment and building systems, ensuring every maintainable asset is identified and documented.
• Capture accurate asset data using handheld devices, tablets, or mobile assessment software, following established data collection protocols.
• Assess and document equipment condition, repair needs, deferred maintenance items, and replacement needs to support capital planning and preventive maintenance strategies.
• Record detailed equipment attributes such as manufacturer, model number, serial number, capacity, age, and operational status.
• Verify asset locations and ensure all asset attributes and details are accurately captured in digital tools and mobile data collection platforms.
• Take clear field photographs using digital tools to document assets, deficiencies, and overall facility conditions.
• Read and interpret equipment nameplates, mechanical schedules, facility blueprints, and one-line drawings to confirm and validate asset information.
• Operate safely during site inspections by recognizing and managing operational risks in mechanical rooms, rooftops, and other field environments.
• Collaborate closely with project managers, engineers, facility managers, and client representatives during assessment activities to clarify scope, resolve questions, and align on findings.
• Ensure consistency with facility assessment standards, methodologies, and data collection protocols to maintain high-quality, reliable assessment outputs.
• Manage time effectively to complete assessments within scheduled windows, balancing thoroughness with efficiency.
• Work independently in the field, organizing daily tasks, travel routes, and site activities with minimal supervision.
• Travel to multiple client sites as required, primarily within the Milwaukee Public Schools locations, and adapt to varying facility types and conditions.
• Participate in phone-based interviews and ongoing communication to provide updates on assessment progress and findings as needed.

Essential Skills

• 5–7 years of experience in building maintenance, facility management, building operations, or facility condition assessments.
• Strong knowledge of building systems and maintainable equipment, including HVAC, mechanical, electrical, plumbing, and fire protection systems.
• Proven ability to identify and assess HVAC, electrical, plumbing, and mechanical assets in the field.
• Hands-on experience in facilities maintenance, including troubleshooting and evaluating building systems.
• Experience using handheld technology such as tablets, smartphones, or mobile inspection applications for asset data collection.
• Proficiency with mobile data collection tools and software for capturing asset attributes, conditions, and photographs.
• Awareness of asset lifecycle management concepts and preventive maintenance practices.
• Ability to evaluate equipment condition and identify repair, replacement, and deferred maintenance needs accurately.
• Strong attention to detail and a commitment to data accuracy when documenting assets and facility conditions.
• Ability to read and interpret equipment nameplates, mechanical schedules, facility blueprints, and one-line drawings.
• Familiarity with CMMS (Computerized Maintenance Management Systems), IWMS, or asset management platforms.
• Effective problem-solving skills to diagnose issues and prioritize maintenance and replacement recommendations.
• Strong time management skills to handle multiple assessments and meet project deadlines.
• Professional demeanor with the ability to converse confidently and clearly with clients and facility personnel on site.
• Ability to work independently in field environments with minimal supervision.
• Valid driver's license to travel between multiple facility locations.

Additional Skills & Qualifications

• Experience in facility management, building systems, or a related technical field beyond basic maintenance work.
• Working knowledge of FCA standards, facility assessment methodologies, and industry best practices.
• Awareness and hands-on experience with CMMS, IWMS, or other asset management systems for tracking and managing assets.
• OSHA safety awareness training or related field safety training, particularly for working in mechanical spaces and on rooftops.
• Professional certifications such as FMP (Facility Management Professional), CFM (Certified Facility Manager), SMA (Systems Maintenance Administrator), or equivalent credentials are a plus.
• Experience with asset tagging or asset labeling projects, including applying and tracking asset tags across facilities.
• Demonstrated ability to use handheld technology and digital cameras for documenting assets and deficiencies.
• Comfort working with digital workflows, including uploading data, syncing mobile devices, and following standardized data entry formats.
• Any combination of technical training, trade school, or related education in building systems, maintenance, or facilities is beneficial.

Work Environment

This is a field-based role primarily serving facilities within the Milwaukee area, involving regular travel between multiple sites. The standard schedule is Monday through Friday from approximately 8:00 a.m. to 6:00 p.m., with hours that may vary based on workload and project demands. You will work in a variety of indoor and outdoor environments, including classrooms, offices, mechanical rooms, rooftops, and building exteriors, under varying weather and site conditions. The position requires extensive walking within facilities and campuses, climbing ladders, accessing rooftops, and entering mechanical spaces to inspect equipment and building systems. You will regularly carry and use field equipment such as handheld devices, tablets, digital cameras, and other mobile data collection tools. Safety awareness is essential, particularly when working around mechanical equipment, electrical systems, and at heights. Attire should be appropriate for field work in active facilities, including practical clothing and footwear suitable for walking, climbing, and working in mechanical and outdoor environments.

Pay and Benefits

The pay range for this position is $25.00 - $30.00/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
