Apartment Maintenance Supervisor

Job Title: Maintenance Supervisor Job Overview: We’re looking for an experienced maintenance supervisor to lead day‑to‑day maintenance operations across our apartment community. This role is responsible for keeping the property in excellent condition and making sure work orders, turns, and preventative maintenance are handled efficiently. The right person is hands‑on, organized, and knows how to work with a team accountable while keeping residents taken care of. What You’ll Do: Oversee daily maintenance operations, including work orders, unit turns, and ongoing repairs Perform and enforce preventative maintenance schedules to reduce downtime and costly repairs Conduct regular property inspections and address any safety or maintenance concerns Prioritize and assign work orders, ensuring timely completion and strong resident communication Assist with more complex repairs (HVAC, plumbing, electrical, etc.) as needed Manage inventory, supplies, and maintenance budgets Coordinate and oversee outside vendors and contractors when necessary Ensure all work is completed in compliance with safety standards and company policies Maintain accurate records of maintenance activity, expenses, and completed work What We’re Looking For: 3+ years of maintenance experience, with at least 1 year in a supervisory or lead role (apartment experience preferred) Strong working knowledge of HVAC, plumbing, electrical, and general maintenance Ability to operate independently and work closely with our property manager. Experience managing unit turns and working in a fast‑paced environment Solid troubleshooting and problem‑solving skills Comfortable using maintenance tracking systems or property management software Strong communication skills with both residents and team members Ability to be on‑call for after‑hours emergencies.
