Position Overview The Estimator will play a key role in supporting preconstruction, estimating, procurement, budgeting, and project execution . This position will be responsible for preparing quantity takeoffs, developing cost estimates, analyzing subcontractor and vendor pricing, and supporting competitive bid submissions. The Estimator will work closely with Construction, Project Management, Legal, Accounting, Architects, Engineers, and external vendors to ensure project scopes are clearly defined, costs are accurately captured, and procurement activities remain aligned with project schedules and budgets. Key Responsibilities Prepare detailed quantity takeoffs and cost estimates for development and construction projects. Analyze labor, material, equipment, subcontractor, and vendor pricing to support accurate project budgets. Assist with competitive bid submissions , bid leveling, and proposal evaluations. Coordinate subcontractor and vendor solicitation throughout the estimating and procurement process. Evaluate proposals, identify pricing variances, and support recommendations regarding vendor and subcontractor selection. Maintain estimating databases, historical cost records, pricing information, and other market data. Support project budgeting, forecasting, and ongoing cost analysis . Partner with Construction and Project Management teams to clarify scope, resolve pricing questions, and maintain project timelines. Work cross-functionally with Legal, Accounting, Architects, and Engineers to coordinate project requirements and deliverables. Identify opportunities for value engineering and cost optimization while maintaining project quality and objectives. Oversee vendor onboarding, compliance documentation, and procurement-related requirements. Maintain accurate procurement system data, including Ivalua and Yardi . Maintain organized project files, estimates, bid documentation, proposals, and supporting records. Prepare cost analyses, reports, presentations, and management updates to support project decision-making. Track estimating and procurement deliverables to ensure deadlines and project milestones are met. Assist with process improvements designed to enhance the efficiency, accuracy, and consistency of estimating and procurement activities. Qualifications Bachelor’s degree in Construction Management, Engineering, Real Estate, Finance, Business, or a related field preferred. 3+ years of estimating, preconstruction, procurement, construction, or related real estate development experience. Strong understanding of construction costs, subcontractor pricing, quantity takeoffs, and bid evaluation. Experience working with subcontractors, vendors, architects, engineers, and construction/project management teams. Strong analytical and quantitative skills with the ability to evaluate complex pricing and cost information. Proficiency with Microsoft Excel and other estimating or project management tools.
