Regional Manager

Regional Manager Responsible for overseeing the entire operations of a housing community portfolio, including personnel, leasing, maintenance, financial, administrative, and risk management. Manages all phases of operations to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns. Key Responsibilities Use consistent techniques and company directives to screen, hire, train, coach, and develop on‑site staff. Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with training benchmarks. Handle performance issues, document and communicate with supervisors and HR, and enforce appropriate disciplinary actions. Prepare salary increase requests for Community Managers and other team members, and sign off on all site requests. Submit counseling statements, evaluations, and salary requests for review to the Regional & Senior Vice President and HR. Approve timesheets and confirm accurate hours, vacation, sick time, and signatures. Promote harmony and quality job performance through support and effective leadership. Ensure staff compliance with company policies and procedures. Achieve net operating income targets via effective cost control, revenue enhancement, and leasing improvement; identify trends and recommend strategies. Develop yearly operating budgets and forecasts. Provide monthly written evaluations of income and expense line items that are significantly over budget. Recommend capital improvement projects for site growth. Monitor proposals and contracts for large projects and verify work progress. Ensure timely receipt, reconciliation, and coding of deposits, rent collections, and charges. Approve vendor invoices and maintain accurate owner financial reports. Ensure timely property closeout completion and accurate financial reporting. Strategic Leasing Management Develop yearly marketing plans and utilize marketing strategies and systems. Provide marketing strategies to generate rentals or for rent increases. Ensure staff leasing techniques are effective in closing leases, maintaining follow‑up procedures, and reporting systems. Address resident complaints, concerns, and requests to ensure satisfaction. Develop and implement resident retention programs (e.g., resident functions, special promotions, newsletters). Effectively show, lease, and move in prospective residents. Administrative & Maintenance Management Ensure administrative and leasing reporting is accurate, complete, and submitted on time. Assist with emergency response team and ensure proper handling of emergencies. Manage customer service and monitor maintenance staff turn‑around. Maintain property appearance and complete repairs in a timely manner. Plan and utilize property resources, equipment, and supplies economically. Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency. Travel Estimated travel 25‑50% of work time annually for property visits, conferences, training, or other business activities. Education & Experience High School Diploma or equivalent; Bachelor’s degree preferred or four years experience in housing industry; or one‑two years related experience and/or training; or equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer skills and ability to use on‑site software functions. Knowledge of Fair Housing Laws and OSHA requirements. Compensation Estimated range for Colorado: $115,000 – $130,000 USD.
