Position Overview

The Maintenance Technician is responsible for performing routine maintenance, repairs, and inspections across a portfolio of residential apartment communities. This role ensures that all properties are maintained in a safe, clean, and functional condition while delivering timely, high-quality service to residents.

Key Responsibilities

• Complete service requests including plumbing, electrical, HVAC, carpentry, and general repairs
• Diagnose maintenance issues and implement effective solutions
• Perform preventative maintenance on building systems and equipment
• Prepare vacant units for new residents (turnovers), including repairs, painting, and cleaning coordination

Property Upkeep

• Maintain interior and exterior common areas, including hallways, grounds, and amenities
• Conduct routine inspections of buildings, systems, and equipment
• Identify and report larger repair needs or capital improvement items

Work Order Management

• Respond to maintenance requests in a timely and professional manner
• Accurately document work completed, materials used, and time spent
• Prioritize tasks based on urgency and operational needs

Compliance & Safety

• Follow all safety protocols and company procedures
• Ensure properties meet local building codes and regulatory requirements
• Participate in emergency on-call rotation as needed

Vendor & Team Coordination

• Assist with supervising outside contractors when needed
• Communicate effectively with property management staff and onsite teams
• Support overall property operations as required

Qualifications

• 2+ years of maintenance experience in residential, commercial, or related field
• Working knowledge of plumbing, electrical, HVAC, and general building systems
• Ability to troubleshoot and repair a wide range of maintenance issues
• Strong time management and organizational skills
• Valid driver’s license and reliable transportation

Physical Requirements

• Ability to lift and carry up to 50 lbs
• Comfortable standing, walking, bending, and climbing for extended periods
• Ability to work indoors and outdoors in varying weather conditions
