Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing resident lease renewals. Essential Responsibilities Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, credit screening, and criminal background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing. Inspects apartments prior to resident move‑in and ensures they are in move‑in ready condition, scheduling any outstanding items to be addressed with the maintenance team. Stays informed about market and competitor conditions that may impact occupancy and sales results, develops and implements short‑ and long‑term marketing plans and goals to sustain occupancy, and follows the community’s policies related to concessions, specials, and other programs. Designs and executes marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs, using internet marketing tools such as Craigslist, Facebook, e‑mail, and other websites. Uses the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensures that the community and show units meet the company’s standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing the leasing office for daily leasing activities. Follows up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, and making telephone calls to finalize lease and renewal decisions. Executes and performs activities in support of the community’s lease renewal program by preparing renewal letters and packages, meeting with renewing residents in advance of move‑out dates, and ensuring renewal documents are signed and implemented on time. Responds quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems and convey requests to the appropriate individual(s). Licensing & Certifications Incumbents must have all licenses and/or certifications required by state and local jurisdictions. Incumbents must have a valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and up to fifty (50) pounds with assistance. Rare or regular travel may be required to assist other properties, attend training classes, business meetings, or other situations necessary for the role. Work a flexible schedule, including evening, weekend, and holiday calls. Compensation The hourly range for this position is $15.50 – $19.00. In addition to base salary, this role may be eligible to participate in quarterly or annual bonus programs based on individual and company performance. Eligible for weekly, monthly, and/or quarterly bonus programs for onsite property positions.
