Manager, Facilities Zone Operations

Job Summary Reporting to the Director, Facilities Operations, this Manager oversees a zone of Augusta University facilities, ensuring buildings remain continuously available throughout the year. The role provides leadership to operations staff, manages maintenance workforce and workloads, and drives a proactive Preventative Maintenance program. Responsibilities Lead and direct approximately 18 skilled trades staff, ensuring work is performed safely and assignments are clearly communicated. Supervise multi‑trade corrective and preventive maintenance technicians to complete work efficiently and on schedule. Manage recruitment, interview, and performance evaluation of zone staff; resolve employee relations issues. Oversee work performed by contracts and vendors, ensuring compliance with safety and regulatory standards. Coordinate with AU staff and stakeholders to identify facility needs and provide timely, after‑hours emergency response. Develop and implement maintenance improvement initiatives and track operating budgets, sourcing cost‑effective materials and services. Collect and analyze performance data, establishing metrics to guide managerial decisions. Manage CMMS usage, train staff, and ensure accurate data entry; prepare regular productivity and efficiency reports. Review proposed designs for new construction and renovation projects; collaborate with Facilities Planning, Design & Construction. Coordinate communications among operations zones, other facilities departments, external contractors, and stakeholders. Develop training materials, procedures, and operating instructions for safe, accurate work. Direct response to inclement weather events that damage university facilities; oversee contractors and vendors for maintenance operations. Monitor and control costs of labor and materials; manage inventories of parts and tools. Communicate professionally, tactfully, and timely with facilities and university staff, establishing collaborative relationships. Lead group presentations and meetings, including work groups and committees as assigned. Perform other duties as assigned. Required Qualifications Bachelor’s degree from an accredited university. Five (5) years of maintenance experience, with two (2) years in a supervisory role. Valid driver’s license and approval of Public Safety to drive Augusta University vehicles. Preferred Qualifications Bachelor’s degree from an accredited university. Eight (8) years of maintenance experience, with four (4) years in a supervisory role. Abilities Forward‑thinking and proactive, seeking opportunities and proposing solutions. Knowledge of institutional facilities management, operations, program management, design and construction, energy conservation, and university infrastructure. Proficiency in Microsoft Office and related software/databases. Excellent verbal and written communication skills, with strong interpersonal abilities. Strong attention to detail, judgment, and discretion with confidential information. Shift / Salary / Benefits Shift: Days, Monday–Friday (outside normal business hours may be required for an exempt-level position). Pay Band: 14. Salary: $75,300.00–$80,000.00 annually (commensurate with qualifications; generally minimum to midpoint of the range). Conditions of Employment All selected candidates must pass a background check before employment. For positions requiring financial responsibility, a credit check is required. Motor vehicle reports are required for positions that require driving an Augusta University vehicle. Faculty hires must provide proof of completed academic degrees and post‑secondary coursework transcripts, and may need credential evaluation for foreign degrees.
