Building Manager

The building manager is responsible for overseeing the daily operational, structural, and administrative upkeep of office and retail component of 111 Somerset. The core scope of work ensures that the physical asset is properly maintained, stays compliant with authorities' regulations, and provides a secure, efficient environment for all its occupants. Key Responsibilities Daily Operations: Oversee daily building activities, facilities, and infrastructure to ensure optimal operational performance. Routine Inspections: Conduct regular site walkthroughs to identify structural, functional, or aesthetic issues before escalation. Maintenance Oversight: Review, recommend, and supervise all preventive and corrective maintenance for building systems. Systems Upkeep: Schedule maintenance for ACMV, electrical, plumbing, sanitary, and fire safety systems. Asset Enhancement: Assist the Centre Manager in planning maintenance works, asset enhancement initiatives (AEI), and special projects. Unit Handover: Manage the formal handover and takeover process of units to and from tenants. Fit-Out Governance: Review and recommend tenant fit-out designs to ensure compliance with the building's fit-out guide. Renovation Monitoring: Supervise the end-to-end tenant renovation process to safeguard building infrastructure. Occupant Relations: Act as the primary point of contact for occupants to handle inquiries, service requests, and complaints. Managing Agent Guidance: Assist the Centre Manager in supervising, guiding, and monitoring the appointed Managing Agent. Procurement & Tenders: Source quotations, call for tenders, and evaluate submissions for building works. Prepare evaluation reports and recommend tender awards to management. Contractor Management: Manage third-party contractors and service providers to ensure delivery meets agreed KPIs. Budget Preparation: Assist in preparing annual operating budgets and forecasting long-term capital expenditure (CapEx). Cost Control: Monitor daily operational expenses (OpEx) to ensure alignment with financial targets. Monthly Reporting: Prepare and present comprehensive data slides for monthly management meetings. Feedback Handling: Attend to daily feedback and ensure operational incidents are resolved efficiently and timely. Crisis Management: Lead emergency responses, crisis management protocols, and urgent incident resolution. External Liaison: Act as the liaison with government authorities, consultants, contractors, suppliers, and service providers. Requirements Bachelor in Facilities Management, Real Estate, Property Management or relevant field of study 10 years of relevant working experience with 5 years in a managerial role Proficient in English and Mandarin.
