HVAC Technician

Position Summary

The Property Assistant - HVAC Technician is responsible for installing, repairing, and maintaining heating, ventilation, and air conditioning (HVAC) systems. This position also supports a variety of general maintenance and repair activities to ensure buildings, equipment, and facilities remain safe, functional, and well maintained.

Essential Duties and Responsibilities
HVAC Maintenance and Repair

• Inspect, troubleshoot, repair, and maintain HVAC systems and equipment.
• Install new HVAC units and associated components.
• Perform preventive maintenance to ensure optimal system performance.
• Repair and maintain small appliances, including refrigerators and ice makers.

General Maintenance

• Complete basic electrical repairs and troubleshooting.
• Perform basic plumbing repairs.
• Assist with general building maintenance and repair projects as assigned.
• Respond to maintenance work orders in a timely and efficient manner.

Safety and Compliance

• Follow all safety policies, procedures, and industry standards.
• Maintain a safe work environment through proper use of tools, equipment, and personal protective equipment (PPE).
• Keep work areas clean and organized.

Team Collaboration

• Work under the direction of the Facilities Manager.
• Coordinate with team members and contractors as needed.
• Support facility operations by assisting with maintenance projects and special assignments.

Qualifications
Preferred Education and Certifications

• High school diploma or equivalent.
• Formal HVAC training.
• HVAC Technician certification through the Texas Department of Licensing and Regulation (TDLR) or equivalent certification.

Preferred Experience

• Minimum of three (3) years of HVAC maintenance and repair experience.
• Required (1) year of HVAC maintenance and repair experience.

Knowledge, Skills, and Abilities

• Knowledge of HVAC systems, installation methods, maintenance procedures, and repair techniques.
• Ability to understand and interpret work orders, blueprints, schematics, and technical manuals.
• Ability to take accurate measurements and calculate material requirements.
• Basic understanding of electrical, plumbing, and general maintenance repairs.
• Ability to safely operate hand tools, power tools, and maintenance equipment.
• Strong attention to detail and organizational skills.
• Ability to work independently and collaboratively in a team environment.
• Ability to prioritize tasks and complete work efficiently and cost-effectively.
• Ability to learn new skills and adapt to changing maintenance needs.
• Strong verbal and written communication skills.
• Basic computer proficiency, including Microsoft Outlook, Teams, and Microsoft Office applications.
• Commitment to maintaining current knowledge of industry standards and maintenance best practices.

Physical Requirements and Work Environment

• Work indoors and outdoors in varying environmental conditions, including exposure to dust, dirt, noise, odors, and weather extremes.
• Frequently stand, walk, bend, stoop, kneel, squat, and climb.
• Frequently work at heights of up to three stories using ladders, scaffolding, or rooftops.
• Occasionally work in confined or tight spaces.
• Frequently use hand-eye coordination and fine motor skills to operate tools and equipment.
• Frequently lift, carry, push, or pull materials weighing up to 90 pounds.
• Work a regular five-day workweek, typically Monday through Friday.
• Occasionally respond to after-hours emergency maintenance calls.

Pay Details: $25.00 to $35.00 per hour
