Property Manager

Charlotte corporate office is seeking a Property Manager to oversee a portfolio of office and industrial properties throughout the Greater Charlotte market. This role is responsible for property operations, tenant relations, vendor management, budgeting, financial reporting, and overall asset performance. Salary up to $110k plus bonus.

Responsibilities:

• Manage daily operations and maintenance of commercial properties.

• Build and maintain strong tenant relationships while addressing service requests and property issues.

• Oversee vendors, negotiate contracts, and ensure quality service delivery.

• Prepare and manage operating and capital budgets, forecasts, and financial reports.

• Review financial statements, approve invoices, and monitor property performance against budget.

• Manage CAM reconciliations, tenant billings, collections, and delinquency follow-up.

• Coordinate tenant move-ins, move-outs, and minor tenant improvement projects.

• Assist with leasing activities, lease negotiations, and property tours as needed.

Qualifications:

• Bachelor's degree preferred; equivalent commercial property management experience considered.

• 5+ years of commercial property management experience, preferably with office and industrial assets.

• Strong knowledge of property operations, budgeting, financial reporting, and CAM reconciliations.

• Experience with property management/accounting software (MRI preferred).

• Proficient in Microsoft Office, especially Excel.
