Role The Leasing Specialist is responsible for leasing, marketing, and maintaining positive resident relations within the community. Key Competencies An aptitude for connecting: Creating a sense of community; building relationships with residents, staff, vendor partners, regulatory and social services partners. An authentic attitude: Demonstrating openness and professionalism when resolving resident and staff concerns. Professionalism and active listening: Supporting residents and staff so that each feels seen, heard, and valued. Qualifications 2+ years of sales and/or customer relations experience. Low‑income housing and tax credit experience highly desired. Bilingual (English & Spanish) highly desired. Thrives in a fast‑paced environment. Flexible schedule that may include evenings and weekends. Solid computer knowledge: Windows (Word, Excel), internet, and e‑mail. Working knowledge of Yardi Voyager Property Management software. Key Accountabilities Greet and qualify prospects; record all visits on guest cards. Inspect models, communicate service needs, and demonstrate product knowledge to prospects. Guide application process; secure deposit and comply with Fair Housing requirements. Process applications for approval, update availability reports, and ensure units ready for move‑in. Follow up on prospects that did not close; refer to sister communities when appropriate. Secure new resident signatures and orient residents to the community. Monitor renewals, distribute and follow up on renewal notices. Administrative support: type leases, maintain resident files, distribute notices, maintain commission records, assist management with various tasks. Resident retention: answer calls, coordinate maintenance requests, follow up on repairs, maintain open communication with management, contribute to cleanliness and curb appeal. Ensure compliance with company policies, Fair Housing, Americans with Disabilities Act and other applicable laws. Physical Demands & Working Conditions Essential staff: report to work and adhere to safety protocols. Frequent sitting and walking. Repetitive use of computer, keyboard, mouse, phone. Reading, comprehending, writing, performing calculations, verbal communication. Work may include elevated sites and uneven ground. Occasional squatting, bending neck/waist, twisting, pushing, pulling.
