Senior Project Manager

Overview
A well-established commercial and industrial coatings contractor is seeking an experienced Commercial Painting Project Manager to oversee multiple projects from award through completion.

The company specializes in high-performance coating solutions across commercial, industrial, and specialty applications and has built its reputation around quality, technical expertise, and reliable project execution. This role is ideal for a Project Manager with commercial or retail painting experience who understands both the operational and financial sides of project delivery .

The Role

The Commercial Painting Project Manager will take ownership of the financial health, execution, and overall performance of assigned projects. This includes managing project costs, billings, schedules, subcontractor documentation, client relationships, and field leadership.

The Project Manager will work closely with Superintendents to coordinate manpower and schedules while proactively identifying potential delays or project issues. Success in this role means maintaining profitability, meeting contractual obligations, and ensuring projects are delivered efficiently while maintaining strong client relationships.

Responsibilities

• Manage the overall financial performance and profitability of assigned commercial painting projects.
• Oversee project progress and proactively identify and resolve potential delays, roadblocks, and operational issues.
• Track and manage labor, equipment, and material costs throughout project execution.
• Prepare accurate monthly billings based on project completion status and complete monthly WIP reporting .
• Manage subcontractor and client pay applications, subcontract amendments, and required contractual notifications.
• Lead and supervise Superintendents, providing direction and accountability for overall field performance.
• Coordinate with Superintendents to establish manpower requirements and schedules for upcoming projects.
• Manage multiple projects simultaneously while maintaining strong client relationships and responding to time-sensitive project needs.
• Promote accountability, teamwork, integrity, and high performance across project teams.

Requirements

• 4+ years of project management experience.
• Prior commercial and/or retail painting experience required .
• Strong understanding of commercial painting project operations and execution.
• Experience managing project financials, costs, billings, and WIP reporting.
• Ability to oversee multiple projects simultaneously.
• Strong leadership skills with experience coordinating or supervising field teams.
• Excellent communication, organizational, and analytical skills.
• Strong client relationship management skills.
• Proficiency with Microsoft Outlook and Excel.
• Experience with construction management platforms such as Eclipse and/or Procore is a plus.
