Resident Manager

Responsibilities Keep vacant units clean Answer phones Issue (post) notices to tenants when necessary and receive, distribute & file notices received Conduct move-in/move-out inspections Document and recommend necessary repair work and organizing any vendor work to be performed Monitor such work as it is being performed Order locks to be changed/change codes after move-outs (in-between tenants) Maintain/secure keys & remotes Prepare and orchestrate various inspections Annual safety inspections of each unit with Property Manager Work with various municipal (fire, water, insurance) inspections Enforcement of apartment rules Maintain registry of tenants, vehicles, assigned keys & gate remotes Maintain & file monthly expenses reports and receipts Create supply and equipment manifest Order and/or reorder of supplies for maintaining the complex Straighten up and remove trash from common areas Call vendors for plumbing, electrical, gas issues and report to PM within 24 hours of such occurrences Keep entry and common areas free of debris and clutter Return garbage, recycling, and compost containers to respective locations after pickup days and keep area clean and organized Replace broken and burnt lightbulbs in all common areas Requirements Onsite Manager will be required to attend any training by PURE HomeRiver, including but not limited to Fair Housing courses Selected applicants will need to qualify for $1,500.00/mo rent and undergo regular tenant screening 1-2 years prior property management or leasing experience Strong Administrative, communication and organization skills required Certifications & Qualifications Fair Housing certification #J-18808-Ljbffr
