Job Description
We're looking for an experienced Property Manager to lead a 180-unit community in [City]. You'll have a Leasing Agent on site and a maintenance team, and you'll be fully responsible for the property's performance. This is a hands-on role at a size where one strong manager can make a visible difference, and you'll have the support of a growing company behind you.
What You'll Do
- Lead, coach and hold accountable your Leasing Agent and maintenance team
- Own the property's results: occupancy, collections, renewals and NOI
- Help with leasing when it's needed. You'll tour prospects, close leases and back up your Leasing Agent during busy times.
- Manage rent collection, delinquency, evictions and the move-in/move-out process
- Explain budget variances to ownership
- Build strong relationships with residents and handle escalated concerns professionally
- Oversee make-ready turns, work orders and preventive maintenance with your maintenance team
- Approve vendor invoices and manage contractor relationships
- Keep the property in compliance with fair housing and landlord-tenant law
- Walk the property regularly to keep up curb appeal, safety and resident satisfaction
