Project/Cost Controls Project Manager

Manage all areas of project controls and cost management for singular real estate projects. This includes planning, design, construction, occupancy, and closeout. Work directly with clients to prepare all elements of the project. This includes the scope of work, project delivery resource requirements, cost estimates & budget, work plan schedule & milestones, quality control, and risk identification. Assess basic project scope and client needs to develop and present recommended budgets for necessary pre-bid and pre-construction cost estimating and cost planning services. Partner with project teams to source and oversee the pre-bid and pre-construction services associated with the development of a project budget and cost plan. Define the project delivery resources from pre-qualified lists or through the project qualification process. Conduct a standard request for proposals, complete bid evaluations, and recommend resources to clients. Implement project documentation governance that is aligned with company and client requirements. Ensure project data integrity and documentation is accurate, timely, and coordinated. Direct advise the project delivery team by providing guidance and direction to achieve goals. Create action plans to meet objectives, budget, and schedule. Track the progress of each project and report status and variances. Align cost plan with project master schedule. Establish a strategy to manage cash flows and project accruals and report progress. Demonstrate ability to identify project threats and develop risk mitigation and contingency plans. Implement action plans to reduce or eliminate project risks. Apply in-depth knowledge of standard principles and techniques/procedures to accomplish complex assignments and provide innovative solutions. Coach others and share in-depth knowledge of own job discipline and broad knowledge of several job disciplines within the function. Lead by example and model behaviors that are consistent with CBRE RISE values. Work to build consensus and convince others to reach an agreement. Impact a range of customer, operational, project, or service activities within own team and other related teams. Work within broad guidelines and policies. Explain difficult or sensitive information.

Bachelor's Degree preferred with 5-8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. LEED AP, PMP, and/or CCM designation(s) preferred. Experience with creating estimates during pre-construction and ground up construction projects. Experience working on change orders and financial cashflows within a construction environment. Project experience of over 250M is preferred. Ability to exercise judgment based on the analysis of multiple sources of information. Willingness to take a new perspective on existing solutions. In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc. Organizational skills with an advanced inquisitive mindset. Sophisticated math skills. Ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations.
