Apartment Maintenance Technician

Maintenance Technician (Part-Time, 3 Days/Week) South Austin (78704) | $19-22/hr DOE Position Summary We're seeking a reliable, hands-on Maintenance Technician to oversee the day-to-day maintenance needs of a small, well-established apartment community in 78704. This is an ideal opportunity for someone who enjoys staying active, takes pride in their work, and prefers a flexible part-time schedule. This role is perfect for a late-career maintenance professional, semi-retired tradesperson, or someone with an existing business or side gig looking for consistent supplemental income. As the sole on-site maintenance technician, you'll be trusted to work independently, prioritize tasks, and help ensure residents enjoy a clean, safe, and well-maintained community. Schedule Approximately 3 days per week, 24+ hours per week (M/W/F) Occasional on-call availability preferred for maintenance emergencies Responsibilities Complete resident maintenance requests and work orders Perform preventative maintenance throughout the property Assist with apartment turns and move-in/move-out preparation Conduct routine inspections of buildings, common areas, and grounds Handle basic plumbing, electrical, drywall, painting, and carpentry repairs Replace fixtures, light bulbs, filters, smoke detector batteries, and similar items Coordinate with outside vendors when specialized repairs are needed Maintain organized maintenance records and supply inventories Ensure the property remains clean, attractive, and physically secure Qualifications Previous apartment, facilities, building, or general maintenance experience preferred Ability to work independently with minimal supervision Comfortable troubleshooting and completing basic repairs Strong customer service skills and professional resident interactions Reliable transportation and dependable attendance Ability to lift up to 50 pounds and work indoors and outdoors as needed Preferred Qualifications Experience in apartment maintenance or property management maintenance EPA Section 608 Certification preferred Basic knowledge of plumbing, electrical, HVAC, and general building systems Ability to respond to occasional after-hours maintenance calls when needed What We're Looking For We're looking for someone who is dependable, practical, and takes ownership of their work.
