Field Superintendent

Responsibilities Manage the entire turn/make‑ready process from resident move out to new resident move in for a set number of vacant homes. Scope, calculate, and document resident responsibility charges. Dispatch and supervise third‑party vendors, set completion dates, and ensure work meets Bridge Homes standards. Develop materials lists based on pre‑move‑out inspections, including paint color samples and overall property condition assessment. Perform pre‑move‑out inspections with residents, conduct post‑move‑out inspections, and develop complete scope of work using Bridge Homes technology. Communicate with management to obtain scope approval when charges exceed the approved limit. Complete common repairs on the scope, such as changing lightbulbs, touchup paint, and adding mulch. Prepare punch lists and ensure vendors correct any deficiencies. Conduct property inspections at multiple stages: move out, market ready, rent ready, and move‑in status. Handle emergency resident calls and perform occupied repairs as needed. Document and track jobs using Bridge Homes technology and take marketing photographs when required. Maintain professional communication with residents and manage a working schedule that may include overtime, weekend hours, and on‑call shifts. Assist with special projects and other duties as assigned. Qualifications High school diploma or GED is required. Minimum of 3 to 5 years of multi‑family or single‑family residential property maintenance experience, or a similar background. Minimum of 3 to 5 years of construction knowledge, including electrical, plumbing, carpentry, and related skills. Experience managing, training, or mentoring third‑party vendors and/or employees. Excellent computer skills; proficient with Microsoft Office (Word, Excel, Outlook), IPAD, and internet software. In‑depth knowledge of general maintenance processes and methods, including: Painting: whole home, touch‑up, and trim. Carpentry: repair loose railings, rebuild decks and porches, replace siding. Woodwork: install broken trim, reset doors, install window sashes. Plumbing: unclog sinks, replace garbage disposals and faucets, rebuild and reset toilets, replace cartridges and valves. Electrical: diagnose problems, replace breakers, receptacles, switches, light fixtures, repair electrical shorts, and handle minor wiring. HVAC: basic inspection, diagnosis, repair, and recharge. Appliance diagnosis and repair. Strong time‑management, communication, organizational, and problem‑solving skills. Manual dexterity, critical eye, and attention to detail. Reliable transportation and a valid driver’s license. Owner mentality, pride of workmanship, courteous and professional demeanor, calm under pressure.
