Maintenance Assistant
Schedule: 9:00AM - 6:00PM
Pay $17 - $22/hr

The Maintenance Assistant supports the maintenance operations of the community, including corrective, preventive, routine, and cosmetic work. This role assists with the make-ready process and overall property appearance under the direction of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities

Maintain daily on-site presence.
Clean and remove trash from grounds, breezeways, common areas, and make-ready units.
Complete work orders and repair needs in units, buildings, and common areas in a timely manner.
Perform pool cleaning and maintenance, including accurate chemical logs.
Inspect grounds and buildings daily to identify and correct hazards or liability concerns.
Support the preventative maintenance program to extend the life of property systems and equipment.
Follow community key control procedures.
Maintain an organized, well-stocked, and safe maintenance shop in line with OSHA guidelines.
Assist with hazard communication and promote safe work practices.
Participate in unit inspections and report rule violations to the Maintenance Supervisor or Community Manager.
Use tools, equipment, and supplies responsibly.
Perform other duties as assigned.
Customer & Resident Relations
Provide excellent customer service and support timely service request completion.
Present a professional, positive image of the community.
Interact with residents consistently and help enforce community policies as directed.

Education & Experience

High school diploma or equivalent required; additional education preferred.
One to two years of related maintenance, housing, or property management experience preferred, or equivalent combination of education and experience.
Basic computer skills and ability to learn property systems.
Basic knowledge of Fair Housing and OSHA guidelines preferred.

Physical Requirements

Regularly climb ladders and stairs; use tools and equipment; operate vehicles or golf carts; perform repetitive hand motions; and work overtime, weekends, or evenings for emergencies.
Frequently move in and out of tight spaces; work overhead; travel between work areas; lift, move, and place objects up to 100 lbs.; work outdoors in varied weather; work in enclosed spaces; handle hazardous chemicals; and inspect units and property features.
Occasionally remain in a stationary position for extended periods, work in very low or high temperatures, and traverse uneven terrain.
