JOB SUMMARY
The Maintenance Manager leads the Maintenance Department and is responsible for planning, directing, and coordinating all maintenance activities related to CNC machines, manufacturing equipment, facility systems, and company grounds. This position ensures equipment reliability, maximizes machine uptime, minimizes downtime, and supports production objectives through effective maintenance planning, employee leadership, and continuous improvement while maintaining a safe and efficient work environment.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Develops, implements, and monitors preventive and predictive maintenance programs for CNC machines, auxiliary equipment, facility systems, and infrastructure.
- Plans, schedules, and tracks preventive maintenance activities to minimize equipment downtime and maximize machine availability.
- Oversees the diagnosis, troubleshooting, and repair of mechanical, hydraulic, pneumatic, electrical, and electronic issues on CNC machines and manufacturing equipment.
- Leads, trains, mentors, evaluates, and supervises Maintenance Technicians while promoting teamwork, accountability, and professional development.
- Promotes and maintains a positive, accountable, and team-oriented maintenance culture.
- Assigns work, establishes priorities, and ensures maintenance activities are completed safely, efficiently, and on schedule.
- Maintains accurate maintenance records, equipment histories, work orders, and preventive maintenance schedules utilizing the Company's Computerized Maintenance Management System (CMMS).
- Develops and monitors key maintenance performance indicators (KPIs), including equipment uptime, preventive maintenance completion rates, Mean Time Between Failure (MTBF), Mean Time to Repair (MTTR), and maintenance costs.
- Develops and manages the maintenance department budget, including labor, repair costs, spare parts inventory, and capital expenditures.
- Manages maintenance inventory, spare parts, tooling, and critical replacement components to support production requirements.
- Coordinates with equipment manufacturers, contractors, vendors, and service providers for repairs, maintenance, installations, and equipment upgrades.
- Participates in the planning, installation, commissioning, and startup of new machinery and facility improvement projects.
- Collaborates with Production, Engineering, Quality, and Operations to prioritize maintenance activities and support production schedules.
- Conducts root cause analysis of equipment failures and implements corrective and preventive actions to improve equipment reliability.
- Identifies and implements opportunities to improve equipment reliability, maintenance efficiency, and operating costs through Lean Manufacturing and continuous improvement initiatives.
- Ensures compliance with OSHA regulations, environmental regulations, lockout/tagout (LOTO) procedures, machine guarding requirements, and all Company safety policies.
- Maintains transparent, open, and effective communication with employees, leadership, vendors, and contractors.
- Requires working from elevated work platforms, aerial lifts, ladders, and man lifts as necessary.
- Requires occasional work outside normal business hours, including evenings and weekends, to respond to emergency maintenance needs or minimize production downtime.

MINIMUM QUALIFICATIONS
- High school diploma or GED required.
- Minimum of ten (10) years of industrial maintenance experience, preferably in a CNC manufacturing environment.
- Minimum of five (5) years of leadership or supervisory experience in a manufacturing maintenance environment.
- Thorough knowledge of OSHA regulations, lockout/tagout (LOTO), machine guarding, electrical safety, and industrial maintenance best practices.
- Strong knowledge of CNC machine maintenance, hydraulics, pneumatics, electrical systems, PLC controls, mechanical systems, and industrial automation.
- Experience utilizing a Computerized Maintenance Management System (CMMS).
- Demonstrated experience managing maintenance projects, equipment installations, and continuous improvement initiatives.
- Strong organizational, project management, and planning skills.
- Excellent leadership, communication, coaching, and interpersonal skills.
- Strong analytical, troubleshooting, and problem-solving abilities.
- Ability to prioritize, delegate, and manage multiple projects simultaneously.
- Proficiency with Microsoft Office and maintenance management software.
PREFERRED QUALIFICATIONS
- Associate or bachelors degree in manufacturing engineering, Mechanical Engineering, Industrial Technology, or a related technical field.
- Completion of an industrial maintenance apprenticeship or vocational training program.
- Certified Maintenance & Reliability Professional (CMRP) certification or equivalent.
- Lean Manufacturing and/or Six Sigma training or certification.
- Experience managing maintenance operations within a high-volume CNC contract manufacturing environment.

- Ability to climb ladders, stairs, and work from elevated platforms, aerial lifts, and man lifts.
- Frequently lift and carry up to 25 pounds.
- Occasionally lift and carry up to 50 pounds.
- Rarely lift or move objects exceeding 50 pounds with appropriate assistance or lifting equipment.
- Ability to work in confined spaces when necessary.
- Ability to wear required personal protective equipment (PPE), including hearing protection, eye protection, safety shoes, gloves, and respiratory protection when required.
- Ability to read blueprints, schematics, electrical diagrams, machine manuals, precision measuring instruments, gauges, and computer screens.
- Ability to distinguish colors when working with electrical wiring and control systems.
- Ability to communicate effectively with employees, contractors, vendors, and management.
- Ability to analyze equipment failures, make sound decisions under pressure, and effectively prioritize multiple responsibilities.

- Primarily an indoor manufacturing environment with an office located within the production facility.
- Exposure to moderate high noise levels from operating machinery.
- Exposure to moving mechanical equipment, forklifts, cranes, and industrial machinery.
- Exposure to machining fluids, cutting oils, coolants, metal chips, dust, fumes, and mist.
- Exposure to varying temperatures depending on the production environment and seasonal conditions.
- Exposure to vibration, compressed air systems, and high-voltage electrical equipment.
- Regular use of personal protective equipment (PPE) is required.
Occasional outdoor work related to facility maintenance and grounds upkeep.
