About the Opportunity
CMCOM LLC is seeking a highly experienced Senior Superintendent at the top of their field career - a senior construction leader capable of taking command of complex job sites, coordinating multiple trades, protecting the owner's interests, enforcing safety and quality, maintaining schedule momentum, and producing clear, audit-ready documentation.
This role is intended for a superintendent who can work across many project types, including public housing, occupied residential buildings, schools, public facilities, transportation facilities, infrastructure, MEP systems, structural repairs, facades, roofing, civil/sitework, utilities, restoration, rehabilitation, modernization, stabilization, and fast-track repair work.
Specialized Superintendent Profile: We Are Seeking
CMCOM is looking for a General Superintendent-level rapid-response construction management field leader - not a narrow trade superintendent or routine site supervisor.
This person must be able to walk onto a difficult site, assess the condition, organize the response, coordinate contractors, protect occupants, maintain essential services, document the facts, and keep the work moving safely and professionally.
· Rapid-response field assessment, stabilization planning, contractor mobilization, and accelerated repair coordination.
· Occupied residential and public-facility work where resident safety, access, egress, essential services, and building operations must be maintained.
· Structural stabilization and repair, including shoring, foundations, columns, beams, slabs, retaining walls, concrete, masonry, facades, roofs, and building-envelope failures.
· MEP and building-systems coordination, including HVAC, plumbing, electrical, fire alarm, fire protection, pumps, switchgear, generators, elevators, elevator pits, shafts, utility shutdowns, tie-ins, testing, inspections, and service continuity.
· Field command of general contractors, JOC/IDIQ contractors, subcontractors, inspectors, consultants, vendors, environmental teams, and specialty trades working under compressed schedules.
· Safety and quality control leadership, including OSHA compliance, tenant protection, hazardous-condition awareness, quality inspections, deficiency tracking, and corrective action follow-up.
· Public-agency documentation, including daily logs, photos, dimensional sketches, field assessments, incident updates, inspection records, T&M backup, invoice support, permit tracking, issue logs, monthly reports, punch lists, and closeout records.
· Accelerated scheduling, look-ahead planning, milestone tracking, contractor sequencing, delay prevention, recovery planning, and immediate escalation of risks or impacts.
· Stakeholder coordination with project managers, owners, public-agency staff, residents, tenant representatives, building staff, architects, engineers, inspectors, and city agencies.
· Task-order and portfolio-style work involving multiple active assignments, ongoing inspections, open permits, urgent repairs, and audit-ready records.
Required Response Availability
· Respond by phone or email within 30 minutes of notification.
· Mobilize to a project site within 2 hours when required.
· Support standard hours and, when required, nights, weekends, holidays, and off-hours work.
· Travel throughout the five boroughs of New York City.
· Maintain reliable phone, email, and field availability for the duration of the assignment.
Key Skills and Experience
· Senior field supervision and day-to-day job-site leadership.
· Contractor, subcontractor, vendor, inspector, field crew, and multi-trade coordination.
· Strong knowledge of construction means and methods, sequencing, logistics, field inspection, safety enforcement, and quality control.
· Ability to manage general construction, structural, MEP, civil/sitework, utility, facade, roofing, masonry, concrete, repair, restoration, rehabilitation, and building-envelope scopes.
· Experience in occupied buildings, public housing, schools, public facilities, transportation facilities, infrastructure sites, utility facilities, and other active-use environments.
· Ability to protect residents, tenants, students, visitors, workers, building staff, and the public during active construction.
· Ability to read architectural, structural, civil, mechanical, electrical, plumbing, shop drawings, specifications, RFIs, submittals, schedules, and field sketches.
· Strong field problem-solving, constructability review, conflict resolution, delay prevention, and recovery planning.
· Daily reports, progress photographs, inspection notes, meeting minutes, issue logs, punch lists, closeout records, T&M tracking, change-condition documentation, payment backup, claim support, and public-agency recordkeeping.
· Two-week and three-week look-ahead schedules, milestone tracking, activity sequencing, schedule recovery, permit coordination, inspection coordination, testing, DOB, FDNY, DOT, DEP, and NYC regulatory coordination.
· Strong communication with owners, public agencies, architects, engineers, contractors, inspectors, residents, building staff, and stakeholders.
· Leadership, judgment, organization, accountability, professionalism, confidentiality, and follow-through.
MEP / Building Systems Experience
Strong MEP coordination experience is preferred, including:
· HVAC repairs, upgrades, replacements, chillers, cooling towers, air handling units, exhaust systems, pumps, piping, valves, controls, and mechanical equipment.
· Chilled water, condenser water, domestic water, heating, drainage, sanitary, and storm piping systems.
· Electrical upgrades, switchgear, transformers, generators, panels, feeders, temporary power, lighting, grounding, and building electrical distribution.
· Fire alarm systems, fire pumps, booster pumps, sprinkler interfaces, life-safety systems, elevator modernization, elevator pit repairs, shaft repairs, machine-room coordination, and access/safety requirements.
· MEP drawing review, riser diagrams, equipment schedules, shop drawings, RFIs, submittals, as-builts, shutdowns, tie-ins, testing, inspections, commissioning, turnover, and continuity of building operations, access, egress, heating, cooling, water, electrical, fire alarm, and life-safety systems.
Project Range

· Building envelope, roofing, facade, masonry, concrete, foundations, slabs, columns, beams, retaining walls, and structural repairs.
· MEP upgrades, switchgear, generators, fire alarm, HVAC, plumbing, pumping, elevator, and building-system projects.
· Civil/sitework, excavation, grading, drainage, sewer, water, storm utility, paving, access, roadway coordination, restoration, rehabilitation, modernization, capital improvement, stabilization, phased work, restricted-access work, and stakeholder-sensitive construction.
Core Responsibilities
The Senior Superintendent will lead daily field coordination, monitor manpower/equipment/deliveries/inspections/progress/safety/quality/production, manage logistics/staging/access/sequencing/storage/work -zone readiness, coordinate contractors and agency representatives, review plans/specifications/scopes/schedules/RFIs/submittals/field conditions, participate in pre- construction/progress/safety/coordination/punch list/closeout meetings, enforce OSHA/owner/quality/site -safety requirements, maintain field documentation, coordinate with DOB/FDNY/DOT/DEP and inspectors when required, identify risks and delays early, recommend corrective action, protect confidential and resident-sensitive information, and ensure field direction, scope changes, schedule impacts, cost impacts, and contractor commitments are properly documented and authorized.
Minimum Qualifications
· Minimum 10 years of field construction experience.
· Minimum 5 years as a Superintendent, Senior Superintendent, Lead Superintendent, General Superintendent, or comparable senior field leader.
· Experience managing day-to-day construction activities on projects of comparable size, type, and complexity.
· Experience with safety enforcement, quality control, construction means and methods, sequencing, logistics, inspection, scheduling, documentation, and contractor coordination.
· Ability to lead job-site meetings, maintain daily reports, manage subcontractors, resolve field conflicts, and keep work aligned with schedule and design intent.
· Strong communication, leadership, organization, problem-solving, and documentation skills.
· Ability to travel throughout New York City and support rapid-response/off-hours work when required.
Required Certifications
· OSHA 30-Hour Construction Safety Certification - Required.
· First Aid / CPR Certification - Required.
Strongly Preferred Qualifications
· Active NYC DOB Superintendent License.
· SST Card.
· Experience with Job Order Contracting, IDIQ task orders, fast-track repair assignments, or task-order delivery.
· Experience with PLA, prevailing wage, Davis-Bacon, union, public-agency, HUD-funded, or federally funded construction environments.
· Valid driver's license and reliable local travel ability.
· Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred; equivalent senior field experience will be considered.
Preferred Public-Agency Experience
Experience with major public agencies, authorities, or public-sector capital programs is strongly preferred, including NYCHA, NYC School Construction Authority / DOE, NYCEDC, NYC DEP, Port Authority of New York and New Jersey, MTA / NYCT / Metro-North / LIRR, NYC DDC, or comparable municipal, state, federal, transportation, housing, institutional, or infrastructure clients.
Software and Technical Tools
Candidate should be able to use, or quickly become proficient in Trimble Unity Construct / e-Builder, Procore, Bluebeam, Microsoft Project, Primavera P6, Microsoft Office, Smartsheet, digital daily reporting/photo documentation tools, DOB NOW, and BISWEB.
