Apartment Maintenance Manager - in Orlando

This includes fully preparing apartment homes for new residents and maintaining the condition of occupied apartments. This opportunity is right for you if you are proficient in painting, plumbing, electrical, appliance repair, carpentry, landscape quality control, and irrigation repairs. The candidate will maintain the community's curb appeal to provide an attractive environment and must have the ability to transfer knowledge to others on the team. Candidates must have the desire and ability to address customer service needs through clear and caring communication. They must be able to work independently with a sense of urgency, be solution‑oriented, willing to learn industry‑leading technology, and possess demonstrated organizational skills to prioritize daily schedules. Certified Pool Operator (CPO) certification may be required to service pools. Additionally, EPA certification (either Universal or both Type I and Type II) is required and must be provided at the time of hire or obtained through company‑provided training within six (6) months of hire. Pay for this position is commensurate with experience. Benefits 16 days of paid time off and 7 paid holidays in the first year. 401(k) program with up to $5,250 in company match annually; 150% match on the first 3% you contribute and 50% match on contributions between 4% and 10%. Rental discounts: 20% for all full‑time team members and 50% for maintenance positions. Eligibility for performance and role‑specific bonus programs. ESSENTIAL FUNCTIONS Work from policies, standards, schedules, service requests, logs, contracts, warranties, and instructions. Interview, select, recommend hires, train, and supervise Maintenance Department staff. Provide safety instruction, equipment, and devices and ensure employees are aware of safety and quality standards. Provide operational training and technical direction, assist staff in investigating and resolving problems. Assign and check work. Evaluate performance and provide counseling and coaching. Recommend, initiate, and document disciplinary measures as required. Monitor and record attendance and authorize time cards. Initiate personnel actions such as promotions, transfers, and terminations. Maintain harmonious employee/employer relations. Participate in annual planning, recommend maintenance budget levels and related capital equipment purchases, and respond to inquiries or provide documentation. Work with the Community Director to select and negotiate with local vendors and contractors. Establish maintenance and preventive maintenance schedules and routines in keeping with overall company policy. Establish and modify priorities to suit changing conditions, and make individual assignments based on the skill and availability of staff and monitor results. Track and determine the status of service requests in the computer system and close records for completed orders. Investigate and resolve issues where service orders are past due. Ensure maintenance related documentation is current and accurate, including EPA logs, MSDS sheets, smoke detector records, asset inventory, fire, compactor, and pool logs. Check warranty information and ensure repairs meet warranty requirements. Contact vendors as required to resolve outstanding issues. Monitor inventories of parts, supplies, and materials, place orders ensuring that inventories meet prescribed levels. Ensure parts, materials and supplies are properly stored and that the shop is maintained in a safe and orderly condition. Monitor the effectiveness of move‑in and move‑out inspections, conduct and document inspections, and orient new occupants to the operation of units in apartments and respond to questions as required. Participate in and monitor maintenance activities involving response to service requests, painting or general maintenance of grounds, pool, amenities, club houses and apartment homes, as well as apartment home housekeeping and preventive maintenance. Arrange for the movement and installation of equipment and furnishings within offices and common or amenity areas. Respond to reports of unusual or escalated repair or maintenance issues. Determine repair, material, and supply requirements and perform repairs involving mechanical, electrical, plumbing or HVAC systems or units. Determine the need for outside contractors and negotiate and schedule related assignments, monitoring progress and results. Arrange for, implement and participate in any special projects to install or repair items to increase the aesthetics, safety, or quality of the property. Maintain property grounds and facilities and resolve safety hazards, property damage, or unsightly conditions. Report unusual or serious problems to management. Prepare any periodic or special reports and data relating to maintenance activities and statistics. Be available for on‑call duty, nights and weekend work. Knowledge and Experience Use of mathematics and analytical skills with complicated drawings, manuals, and schematics, using precision measuring instruments such as gauges, meters, and electrical testers. High School Diploma or GED Equivalent required. Applied trades training on a particular or specialized occupation, requiring knowledge of mechanics, electrical systems, HVAC systems, and plumbing. Certified Pool Operator (CPO) certification may be required to service pools. EPA certification (Universal or Type I and Type II) is required and must be provided at the time of hire or obtained within six (6) months. Ability to speak, read, and write English for safety and productivity reasons. Over five years of experience required to be fully familiar with required techniques, equipment, systems, documentation, monitoring the work of others, and work routines.
