Community Manager

Community Manager The Community Manager oversees the full operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administrative, and risk management. The onsite leader ensures compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns. Essential Duties & Responsibilities Personnel Management Regular/daily onsite attendance required. Screen, hire, train, coach, and develop on‑site staff using consistent techniques and company directives. Conduct ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks. Create weekly/daily office and maintenance staff schedules and assignments. Address performance problems, document adequately, communicate with supervisor and HR, and terminate appropriately when necessary. Promote harmony and quality job performance through support and effective leadership. Ensure staff compliance with company policies and procedures. Financial Management Achieve highest possible net operating income through cost control and revenue & leasing improvement. Develop yearly operating budgets/forecasts. Monitor timely receipt and reconciliation of deposits, rent collections, and charges. Reconcile and code all vendor invoices. Ensure property closeout and financial reports are accurate. Strategic Leasing Management Develop yearly marketing plan and utilize marketing strategies and systems. Ensure effective leasing techniques for lease closures, follow‑ups, and accurate reporting. Handle resident complaints, concerns, and requests to ensure satisfaction. Create resident retention programs (e.g., resident functions, special promotions, monthly newsletter). Show, lease, and move in prospective residents. Administrative & Maintenance Management Maintain accurate, complete, and timely administrative and leasing reporting. Lead the emergency team and respond to property emergencies per company guidelines. Monitor maintenance service requests and staff responsiveness. Inspect and oversee property appearance and repairs. Allocate property resources, equipment, and supplies economically. Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency. Education/Experience High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or one to two years of related experience and/or training; or an equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Proficiency with all on‑site software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Communicate with others, engage in repeated wrist, hand, and finger motions, maintain accuracy and thoroughness, and work overtime, weekends, and night hours as required. Stand or sit for prolonged periods, move about tasks, ascend/descend ladders, stairs, scaffolding, ramps, and step stools. Move objects up to 25 lbs., operate machinery or power tools, operate motor vehicles and/or golf carts, and work in various environments including tight spaces, overhead positions, and extreme temperatures. License / Equipment Reliable transportation required due to emergency on‑call duty.
