Lead Operating Engineer - JLL What this job involves: The Lead Operating Engineer plays a critical role in ensuring optimal facility operations through expert maintenance, troubleshooting, and repair of building systems. This position requires technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) while maintaining multi-skilled capabilities across other systems. You'll be instrumental in maintaining facility standards and supporting JLL's commitment to operational excellence, ensuring our clients' buildings operate at peak performance levels. What your day-to-day will look like: Perform maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to maintain facility and building systems to applicable standards Maintain responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, and general maintenance operations Clean, inspect, calibrate, and replace parts to maintain HVAC systems and associated equipment at optimum performance levels Record equipment readings and make necessary adjustments to ensure proper operation Comply with departmental policies for safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplace Perform periodic checks of tool and instrument inventory Monitor quality and pricing of maintenance work performed by outside contractors Required Qualifications: High School diploma or GED equivalent 2-4 years of experience maintaining and repairing commercial building systems EPA 608 Type II Certification Ability to analyze operation of Commercial or Industrial Mechanical, Electrical, Plumbing, and HVAC systems, determine cause of problems/malfunctions, and take corrective action Working knowledge of computer applications including Microsoft Word and Excel Physical ability to bend, sit, kneel, squat, stand, reach, and lay as required to access equipment components for extended periods Ability to work in various environmental conditions including exposure to heat, sunlight, rain, cold, and both daylight and night-time hours Preferred Qualifications: EPA 608 Universal Certification Two years of trade school education in electrical system design, refrigeration, and HVAC Location: Florence, SC This position does not provide visa sponsorship.
