HVAC Technician III

The HVAC Technician III plays a crucial role in maintaining a safe, efficient, and professional environment by supporting the Facility Maintenance Manager in the preventative, corrective, and general maintenance of HVAC systems. This role involves daily assessments of systems, maintaining a clean working environment, and adhering to all safety and health standards. The technician is responsible for the upkeep of HVAC equipment, production chillers and boilers, and kitchen refrigeration, ensuring their proper functioning through tests and data analysis.

Responsibilities

• Ensure facility maintenance according to established standards and identify deficiencies through regular inspections.
• Maintain, install, move, troubleshoot, and repair all related HVAC equipment.
• Monitor operation, adjust, and maintain refrigerant, heat exchangers, HVAC equipment and systems, chilled water, air conditioning equipment, boilers, pumps, valves, piping, and filters.
• Record readings and make necessary adjustments to ensure proper operation of equipment.
• Maintain inventory of filters and refrigerant.
• Respond to heating and cooling problems and repair as necessary.
• Administer the preventive maintenance program, including machine history, maintenance, and lubrication logs.
• Maintain operating logs, including temperatures, pressures, and plant equipment inspections.
• Analyze the operation of various systems, determine the cause of any malfunctions, and take corrective action.
• Perform preventative maintenance on all base building and critical system equipment.
• Assist with the chemical water treatment program for all systems such as chilled water, condenser water, and closed hot water loops.
• Install, repair, and maintain electrical controls, switching, and motor controls.
• Wire single and three-phase motors, run conduit, and pull wiring to machinery and operating parts.
• Assist other mechanics and operators with major repairs and maintenance of building and equipment.
• Support occupant satisfaction processes by ensuring clients are informed about the status of their requests.
• Maintain tools and order supplies as required for installation and repairs.
• Work closely with CMMS Planner/Scheduler to optimize the Preventative Maintenance Program.
• Comply with departmental policy for safe storage, usage, and disposal of hazardous materials.
• Follow safety practices and utilize protective clothing and equipment as required by OSHA.
• Safely use hand tools, power tools, and test instruments to maintain, troubleshoot, and repair various types of equipment.

Essential Skills

• Strong working knowledge of the mechanical functions associated with HVAC systems and equipment.
• Experience in maintaining, installing, troubleshooting, and repairing HVAC equipment.
• Ability to monitor and adjust HVAC systems, refrigerant, heat exchangers, and chilled water equipment.
• Proficiency in administering preventive maintenance programs and maintaining operation logs.
• Capability to analyze system operations and take corrective actions as needed.

Additional Skills & Qualifications

• May require Electrical Journeyman certification.
• Experience in wiring single and three-phase motors.
• Ability to work with CMMS Planner/Scheduler for maintenance planning.

Job Type & Location

This is a Contract to Hire position based out of Mobile, AL.

Pay and Benefits

The pay range for this position is $28.00 - $40.00/hr.
